MMP Consultancy currently have an opportunity for a Senior Building Surveyor to join a housing association based in Birmingham. This will be a permanent position paying £50,000p/a + Benefits.
This role will involve managing a team of 2 surveyors.
Job Purpose:
To proactively manage and coordinate the work of my clients surveying team taking responsibility for the operational delivery both responsive repairs and planned projects across the organisation's property stock. A crucial role in supporting with the implementation of the stock investment programme, the building safety remedial plans and decarbonisation programme.
Key Duties:
1. Provide leadership and expert technical knowledge to the organisation on surveying, all aspects of building maintenance and investment.
2. Deliver a range of surveying services, implementing, monitoring, inspecting, diagnosing repairs, and managing contract works on a range of projects and services.
3. Support with the implementation of programmes of responsive and planned maintenance, including regular performance monitoring, lifecycle costing techniques and quality management. Deliver projects from start to completion.
4. Review property related customer complaints identifying the root cause. Manage disrepair and environmental health cases and recommend appropriate remedies and strategies to address any related issues.
5. Undertake all aspects of the surveying functions required in the provision of a professional service and ensure that the Associations stock is maintained in the highest possible standard.
6. Work with consultants, contractors, and customers in the delivery of improvement works to the associations stock.
7. Manage all works within contractual requirements, key performance indicator targets and agreed programmes.
8. Manage cyclical and capital work projects in line with legislation and make appropriate recommendations.
9. Support the Property Services Team with the implementation and prioritisation of remedial programs for all aspect building safety (including fire, asbestos, electrical, CDM, legionella, compliance).
10. Make recommendations for major works projects required to maintain stock condition and building safety.
11. Monitor the performance of specialist contractors (and where necessary in-house maintenance team) to ensure safe working practice and that the service provided is of high quality.
12. Support with the delivery of decarbonisation remedial programme.
13. Implement the requirements of the Construction (Design and Management) Regulations (CDM).
14. Ensure that the association has robust information on its property assets to make effective investment decisions, predict building element failure and estimate costs in advance.
15. Effectively supervise external contractors to achieve best value and the effective delivery of contracts.
16. Ensure that all workloads and allocated jobs are planned effectively taking into account priorities, completion dates, timescales and order of work.
