Client:
Our client is a well-respected Property Services Contractor that has been operating for approximately 50 years. They specialise in property alterations and modifications, damage restoration, and maintenance projects. They work with Social and Private Housing clients, Property Management Companies, Care Homes, Schools, Councils, and Commercial Buildings.
Overview of Role:
The M&E Project Manager will support the M&E Operations Manager in the service & delivery of maintenance & improvement contracts for the relevant area. The role includes oversight & support in the management of Sub-Contractors, Direct Labour, Stores, & Supply Chain Partners.
A key component of the role is the management and coordination of the self-delivered MTC works. Success in the role involves delivering all contract Response and Servicing works in line with client KPI requirements and internal targets while ensuring staff understand their roles, providing adequate resources, organizing the work, and closely monitoring to ensure works are being completed safely, on time, to specification, and within cost. Managing the Company and Client relationship is crucial, ensuring transparency and good channels of communication exist and are maintained.
Key Responsibilities:
* Assist in the management of KPIs for contracts set by our clients
* Attend Huddles and utilize dashboards to assist in contract delivery
* Drive H&S Compliance in all work practices, monitoring through H&S Inspections carried out on site visits
* Assist the team (inclusive of Supply chain) to comply with all work processes using the IT systems and PDAs in place
* Have an overview of the work with the supply chain / Company Teams, advising and coaching staff for efficiency
* Assist with performance management of the supply chain, ensuring delivery mirrors the Company’s standards
* Liaise with Clients and assist with service delivery matters, responding to queries and complaints
* Liaise with Tenants regarding project commencement dates and access arrangements
* Liaise with the Stores Personnel to ensure all Materials are available
* Champion Continuous Improvement and LEAN initiatives within the department
* Act as deputy for M&E Operations Manager as required
* Attend client meetings representing the Company
* Perform the job in accordance with the company’s policies and procedures
* Liaise daily with M&E Manager, Administration, Planning and QS’s
* Manage and develop sub-contractor relations and performance
* Provide support, guidance and training to direct labour & sub-contractor staff
* Carry out thorough Pre & Post Inspection Surveys
* Central field operations point of contact for Senior management
* Ensure authorisation is sought on all variations
* Carry out quality site inspections
* Assist in the induction of all new staff
* Responsible for oversight of all jobs progress
The Ideal Person:
* Experienced in the Construction Industry
* Background in Social Housing is ideal
* Good written & verbal communication skills
* A valid UK Driver’s License
* CSR Card
* Previous experience in a Leadership Role
* IT Skills & knowledge of Microsoft applications (Outlook, Word, Excel)
* Knowledge of M&E Specialist systems
* Ability to manage multiple tasks effectively
* Ability to problem solve and make quick decisions
