Job Title: Repairs Office Manager Reporting to: Head of Property Services Salary: £32,000 to £36,000 per annum Location: Croydon Head Office, Wrencote House, 123 High Street CR0 0XJ Hours: 40 hours per week Monday to Friday 9am-6pm with 1-hour unpaid break Contract Type: Full Time This post is subject to an Enhanced Criminal Record Check The role The Repairs Office Manager is responsible for overseeing the coordination and management of repair and maintenance activities within the group. This role ensures that all repair requests are handled efficiently, effectively, and in accordance with organisational standards and regulatory requirements whilst meeting group KPI's. Key Responsibilities Manage Repair Requests: Oversee the logging, tracking, and resolution of repair requests from tenants, ensuring timely and effective responses. Coordination with Contractors: Liaise with contractors and maintenance teams to schedule and oversee repair work, ensuring high standards of quality and compliance with health and safety regulations. Budget Management: Monitor and manage budgets related to repair and maintenance activities, ensuring cost-effective solutions and value for money. Performance Monitoring: Track and provide a monthly report on key performance indicators (KPIs) related to repair response times, costs, and quality of work on a monthly basis. Tenant Communication: Ensure clear and effective communication with tenants regarding repair schedules, progress, and any potential delays. Compliance: Ensure all repair activities meet regulatory and organisational standards. Continuous Improvement: Identify and implement process improvements to enhance the efficiency and effectiveness of the repairs management process. Team Leadership: Lead a Repairs coordinator along with a team of Maintenance Operatives who will have a dotted line in, providing guidance, support, and training as needed What are we looking for? Customer-focused with a commitment to providing a high-quality service to tenants and making a difference in housing. What qualifications and experience are needed? Proven experience in property management, particularly in managing repairs and maintenance within a housing association or similar environment. Strong knowledge of property maintenance, repair processes, and health and safety regulations. Excellent organisational and project management skills. Ability to manage budgets and control costs effectively. Strong communication and interpersonal skills, with the ability to work collaboratively with various stakeholders.
