Senior Chartered Building Surveyor
Bellrock Property and Facilities Management Limited is part of the Bellrock Group. Real Estate Consulting incorporates the UK’s leading service charge consultancy in the office, retail, leisure and industrial sectors as well as a Property Management team which manages a range of properties across commercial sectors including healthcare, offices and technology parks.
Real Estate Consulting sits within Bellrock Consultancy which features a range of specialist business units. Real Estate Consulting offers a range of consultancy services embracing not only service charge consultancy, but also transaction management, insurance management, security consultancy, supply chain management, service charge audits and property management together with building pathology associated primarily with service charge.
This position is based in the Bristol office (subject to hybrid working) and deals with the corporate office sector together with other growth sectors, particularly the health sector. The client base is predominantly blue-chip corporate. Consultancy is undertaken for both landlords and tenants.
This is a challenging role with an opportunity to be part of the further growth that is planned and therefore requires an ambitious and highly motivated applicant who is capable of working both on his/her own initiative or in a team.
This is a challenging position within a consultancy team that features a breadth of complementary skills. A building consultant is required in order to advise on landlords schemes, refurbishments and major capital expenditure, the cost of which is proposed to be recovered through service charge. There will also be a requirement to acquire knowledge on associated service installations but training will be supplied and further learning encouraged. There will be opportunities to advise on dilapidations liability at end of term both technically and in respect of negotiation options particularly where service charge disputes offer an opportunity for set off. The range of technical matters that the applicant will need to advise on are broad and range from curtain walling, cladding, replacement roof schemes, internal refurbishments and mechanical and electrical installations.

We believe every role is essential to providing that peace of mind for our customers - whatever part of the business you’re in. Because every role plays a part in driving us further. And everyone can be the change. That’s how deliver value for our customers, and building systems that lead the way.

* Due to the contentious nature of service charge consultancy, the successful applicant must be capable of engaging with senior management, technical experts, lawyers and accountants.
* The successful applicant will be expected to be able to lead commissions and work as part of a team, direct and manage technical experts and other advisors as part of a commission. The role will be client facing and may involve management reporting to other parts of Bellrock Consulting and briefing alternative business units where cross-sell services can be offered.
* The successful applicant will be required to attend meetings throughout mainland UK (in London and other provincial centres) and possibly in Ireland.
* It is expected that the successful applicant will be a Chartered Surveyor (Building Surveyor) with a minimum of 5 years’ post qualification experience.
* This is a challenging, varied and interesting role which will enable a technically qualified and capable individual to expand their management experience and negotiation skills. It is a real opportunity for the successful applicant to play a meaningful part in the development of Real Estate Consulting.
