Position: Clerk of Works
Location: London
Salary: Up to £60,000 per annum
The Clerk of Works will play a key role in maintaining and managing property inspection processes, contractor coordination, and record-keeping for the organization’s property portfolio in London. The ideal candidate will possess a strong construction background with an emphasis on project management, building defect diagnosis, and experience handling listed buildings. This role requires a high standard of customer care, attention to detail, and strong communication skills.
Key Responsibilities
System Maintenance and Record-Keeping
• Maintain current systems and building records to support future planning and compliance.
• Collate, manage, and organize project files and building records for easy reference and audit purposes.
Contractor Management and Work Orders
• Raise and manage work orders, ensuring appropriate contractor selection within pre-defined scopes and briefs.
• Oversee contractors to ensure work aligns with specifications and standards, providing regular updates to the Head of Building.
Budget and Financial Oversight
• Support the Head of Building in obtaining budget quotes and estimates for planned works.
• Approve invoices within authorization limits and maintain accurate financial records.
Stakeholder and Resident Liaison
• Act as a primary contact for contractors, tenants, residents, and internal teams, handling general inquiries and correspondence.
• Attend out-of-hours meetings and handle emergencies or maintenance call-outs as needed.
Property Inspections and Tenant Alterations
• Conduct inspections of tenant alterations, ensuring compliance and updating records upon completion.
• Perform regular property inspections to identify maintenance requirements and report findings.
Refurbishment and Maintenance Projects
• Oversee void works at the end of tenancies, coordinating small refurbishment projects and managing Contract Administration and CDM responsibilities as appropriate.
• Organize and supervise cyclical redecoration and assist teams in fulfilling Section 20 requirements where applicable.
Required Qualifications and Experience
Education: HNC, OND, or equivalent trade/industry qualification in Construction or Project Management.
Experience: Proven experience in construction, property management, or project supervision with a focus on maintenance and inspections.
Technical Knowledge:
• Skilled in building defect diagnosis, dealing with listed buildings, and maintaining regular maintenance schedules.
• Familiar with building procurement processes, condition surveys, budget management, and health and safety regulations for both residential and commercial buildings.
• Proficient in asbestos regulations, CDM (Construction Design and Management), and up-to-date with building construction best practices.

• Hours: Flexibility to attend meetings outside standard working hours and respond to emergency call-outs.
• Physical Requirements: Ability to conduct on-site inspections and manage outdoor site visits as required.
