TheProperty and Space Manageris part of the Multi-Disciplinary Estates Team, reporting to the Associate Director - Capital. The post holder will
lead on all property related aspects on behalf of the trust, including managing leased property where the trust are tenants and when the trust is the landlord. The post holder will manage space across the estates to make sure the Trust is using the space to the maximum. The role will work closely with Estates colleagues and client teams across the Trust contributing to the overall management of Estates Capital Projects, property, and energy/ environmental initiatives. The post holder will provide high quality property management.
You will use professional expertise to undertake a variety of surveys of buildings, including measured, condition, dilapidations etc, and prepare detailed reports and drawings as required to fit the original purpose of the task Interpret legal documents and leases and provide expert opinion on their contents to support Trust decision-making in terms of acquisitions, disposals, and lease renewals.
On a day to day basis, your role will include, but is not limited to:-
• To supervise and inspect works undertaken to Trust occupied estate, including supervising external contractors and consultants working to your instructions
• Manage the Trusts property files, ensuring contemporaneous records are maintained in a way that supports the work of the Division and ensures that both Trust and tenant obligations are clearly and easily identified in a dynamic Estates Terrier which will form part of the Estate Strategy required by the Trust.
• Co-ordinate the production of outline budget costs potential capital projects within agreed protocols and to a standard format.
• Responsible for Leases and other Legal Property contracts and associated contract negotiations. In charge of Property Management,
Landlord and Tenant issues and in conjunction with this Building and Land asset valuations; Land and Building disposals and acquisitions. This will include managing a timely alert system to enable the Trust to make future property decisions around lease expiry and renewal in a managed way. The Property and Space Manager will also have responsibility for Land ownership, Title deed issues requiring co-ordination and negotiation with the District Valuer, DOH, NHSI, CCG, NHS PS etc.
• Develop a professionally accountable Trust property strategy and policy for space planning, allocation and management, through the
provision of an internal professional and proactive strategic service.
