JOB TITLE: Fabric Engineer

SALARY: £38,000
ROLE OVERVIEW AND PURPOSE
The fabric engineer will fulfil various key objectives within the onsite team, which will include:
1. The provision of a customer orientated hard FM service with a fabric orientation.
2. Repairs and maintenance to the building’s fabric, internal finishing’s, fixtures and fittings, this includes but not limited to carpentry & painting duties.
3. Installation work including the building’s fabric, internal finishes, fixtures and fittings.
4. Carry out periodical examination of the buildings’ fabric, internal finishes, fixtures and fittings.
5. Ensuring health and safety compliance within the particular areas of responsibility.
6. The delivery of a value-for-money service to the client.
7. To collaborate with the onsite team to ensure a one team approach and attain high standards of customer service and to support on an ad-hoc basis LCY2 or LCY3 dependent on base.
8. To assist and support third party contractors in the implementation of all the above.
KEY RESPONSIBILITIES
Reporting to a designated team leader.
9. To be accountable for the provision of planned and reactive maintenance works of all building fabric for the established areas of responsibility.
10. To undertake minor carpentry work including erecting shelving, easing doors, small glazing repairs and repairs to ironmongery.
11. To undertake repair, testing and inspection of simple building components, window mechanisms, door furniture, etc.
12. To undertake painting to maintain and repair decorative finishes.
13. To maintain and replace small sanitary items, including basin plugs, toilet roll holders, soap dispensers or holders, shower curtains, shower headsets etc.
14. To undertake minor maintenance of plant and equipment, including cleaning and changing filters, cleaning air handling units and grilles.
15. To undertake the clearance of gutters, downpipes, sanitary fittings and drainage.
16. To conduct daily planned maintenance as directed.
17. To ensure that all onsite procedures and installations meet all statutory obligations and requirements.
18. To ensure personal Health & Safety Compliance within the team.
19. To ensure compliance with Statutory Instruments (SI) and Approved Codes of Practice.
20. To ensure that all maintenance operations are undertaken in a safe, efficient and timely manner.
21. To provide information to enable the onsite records to be maintained with regard to stores ordering, trade staff worksheets, drawings, maintenance standards and policies.
22. To assist other trade staff as and when required.
23. To collaborate with the contract management team to deliver infrastructure projects.
24. To collaborate with all colleagues ensuring best practice is shared and developed for the benefit of the site/client.
REQUIRED SKILLS AND EXPERIENCE
Essential:
25. Significant experience maintaining and operating building services in a complex building.
26. IT Literate.
27. Awareness of individual responsibilities under the Health and Safety at Work Act and ability to identify and report any untoward accident, incident or potentially hazardous situation as necessary.
28. Ability to work under pressure to tight deadlines, and ability to prioritise workloads.
29. A good communicator with good interpersonal skills.
30. Flexible attitude and a team player.
31. Self-motivated, with the ability to work without supervision.
32. Physically able to cope with the demands of working at height, working in confined spaces, carrying tools and a considerable amount of walking.
33. Articulate, tactful and diplomatic when dealing with staff at all levels.
34. An organised and methodical approach to work.
35. A dedicated and flexible attitude with the ability to work proactively towards the team’s and client’s objectives.
36. Prepared to undertake any necessary training that may be required.

Desirable:
38. Served a recognised apprenticeship in a relevant building fabric discipline.
39. ONC or equivalent qualification in a building fabric related discipline
40. Experience of environmental, energy and H&S management systems.
41. Grades A –C In English and Math’s at GCSE (or equivalent) Level.
42. Formal health and safety training.
43. Can do attitude & committed to the delivery of excellent customer service.
