Our client is a well-established and financially secure Bristol-based main contractor delivering the entire end-to-end delivery of new build and refurbishment projects typical across Commercial, Education, and Local Authority sectors, on projects between £2m and £10m in value. Pre-Construction Manager - The Role:
This could be a rare opportunity for someone from an operational construction background to move into a dedicated pre-construction manager role.
As a Pre-Construction Manager, you will take charge of the pre-construction phase of all projects, collaborating closely with clients, architects, and subcontractors to ensure the successful delivery of high-quality projects.
There will be an opportunity once settled, to manage an Estimator and Design Manager as the Pre-Con lead.
Typical duties include:
1. Responsible for the planning and preparation phases of construction projects.
2. Budgeting: Developing project budgets and schedules, including detailed cost estimates.
3. Feasibility: Determining project feasibility and conducting site visits to assess potential challenges.
4. Scheduling: Developing a construction schedule/program.
5. Design: Ensuring the project design meets all necessary requirements and standards.
6. Collaboration: Collaborating with owners, architects, engineers, subcontractors, and other stakeholders to identify potential challenges and solutions.
7. Bid presentations: Assisting with and leading bid presentations.
8. Contractual negotiation: Providing technical input, assistance, and contractual negotiation.
Pre-Construction Manager - The Person:
1. Proven experience in D&B new build projects.
2. You will have an operations (SM/PM/CM) background.
3. Strong project management skills, capable of effectively managing multiple projects simultaneously.
4. Excellent communication and negotiation abilities, enabling you to build positive relationships with clients, architects, and subcontractors.
5. A proactive and solution-oriented mindset, adept at identifying and addressing challenges during the pre-construction phase.
6. A passion for delivering high-quality projects on time and within budget.
7. Commutable to central Bristol (without relocation).
