We are seeking anexperienced and motivated Regional Estate Surveyor (RES) to managethe day-to-day operations of our retail estate portfolio across theSouth East/West and Londonregion.Thisrole will require an engaged and organised approach to managingtrading, non-trading, and sublet properties to ensure minimaloperating costs, while aligning with the retail business needs tosupport group-wideprofitability.TheRES will work closely with cross-functional teams and report to theHead of Estates and the Commercial Retail Team to deliver effectiveservice to keystakeholders.Whatyou will bedoing
* Negotiationof all rent reviews within the allocated region, this will includesubmitting written representations toArbitrator/Expert.
* Negotiation of all leaserenewals including agreeing basic requires lease terms andsubmission of expert witness reports whenrequired.
* Arranging disposals of surplus vacantand part vacant units and negotiating subtenant lease renewals andrent reviews.
* Working with the development teamto secure at risk licences and to grow the estate through theacquisition of new property.
* Negotiation ofdilapidation/repair schedules and management of outsourced externaladvisors when appropriate.
* Negotiation ofsurrenders, lease extensions and Deeds of Variation and review andchallenge of service charge and insurance costs where higher thanforecast.
* Negotiating and agreeing licences,including licence for alterations and satellitedishes.
* Ensuring compliance of lease covenantsincluding all landlord and tenant issues and successfully resolvingproperty relateddisputes.
