Role Overview:
As the Senior Building Services Manager you will lead management and coordination of MEP packages during delivery phase for the London & North region, driving appointment of sub-contractors, production of deliverables, installation quality, integrated commissioning, sign-off and documentation.
Based from our office in Watford, you’ll cover projects across North London, Northern Home Counties, Cambridgeshire & East Anglia.
You will ensure the highest standards of bid-management, design, construction, and commissioning are met.
Your expertise will be crucial in maintaining project progress while adhering to timelines, budgets, and safety standards.
As the lead MEP delivery manager, this role could lead to Regional Building Services Manager as turnover increases and resources increase to match.
Key Responsibilities:
* Oversee delivery of high-value MEP subcontract packages on Life Science, Healthcare, Leisure, Residential, Education and Commercial projects.
* Ensure compliance with project objectives and budgets.
* Drive MEP cost control process support, ensuring strict adherence to financial constraints.
* Provide technical support to the onsite construction activities in order to maintain progress and quality benchmarks.
* Enable the supply chain to perform through coordination with other trades and site management team.
* In conjunction with Building Services design Manager, manage the off-site design process on Single and 2-Stage tenders, commencing at ‘RIBA Stage 2 or 3 – Concept or Developed Design’, in accordance with the VCUK Design Management processes and procedures.
* In conjunction with Building Services design manager, manage the on-site design process at ‘RIBA Stage 4 and 5 – Technical Design and Construction’, in accordance with the VCUK Design Management processes and procedures.
* Assist the Design Manager in the discharge of the Design Managers Specific Tasks and responsibilities.
* Foster strong relationships with clients, subcontractors, specialists, suppliers and construction teams.
* Provide technical support to the delivery team and supply chain in active building systems inc. HV, fire systems, security, water treatment and BMS.
* Input to MEP bids and preconstruction phases.
What You Bring:
* 10+ years in construction working for either a sub-contractor or main contractor in the UK, with at least 5 years in a project management role, particularly managing MEP subcontracts.
* Proven experience in large-scale projects with values exceeding £20m.
* Strong leadership skills with a focus on client satisfaction, innovation, and team development.
* Excellent communication, planning, and problem-solving abilities.
