Position: Estates Manager
Salary: Up to £60,000 plus package
Location: Manchester, UK
This is an exciting opportunity for an Estates Manager to join a market-leading retail group to assist with the delivery of the property strategy for their leading brands and associated businesses.
The varied estate comprises approximately 250 stores, including freeholds, leaseholds and flexible tenancies and trades from high street, shopping centre, retail park and stand-alone locations.
The Estates Manager will drive profitability and be responsible for the day-to-day management of the estate across the UK, assisting the Director of Property with the strategic growth of the business.
About you
* MRICS or degree or masters in property related discipline is preferable.
* An excellent communicator, confidently able to liaise with internal and external stakeholders including Retail Operations, Finance, Maintenance, H&S, Property Invoicing, Utilities departments as well as external legal, service charge, dilapidations, and rating advisors.
* Proven experience in a comparable role in a multi-site retail, hospitality or leisure business.
* Ability to report cost analysis, budget control and make business recommendations.
* Strong and effective negotiator.
* Previous experience of developing and maintaining effective third-party relationships.
* Experience of Landlord & Tenant legislation, including rent review, lease renewal and termination processes.
* Good awareness of the retail market across shopping centres, in town and out of town locations.
* Good geographical knowledge of the UK, with ability to travel.
About the role
* Negotiation of rent reviews, lease renewals and break options to mitigate property costs and drive profitability.
* Proactively consider regear opportunities to reduce occupational cost and generate incentives that can be used for investment.
* Manage rebranding of existing small format stores securing Landlord permissions through negotiation of licenses where relevant.
* Manage store closures including dilapidations negotiations, keeping all relevant stakeholders informed.
* Support the Property Director with strategic opportunities for growth.
* Retain ownership of the Property Database and the Property Management System.
* Preparation of board reports for monthly board meetings.
* Invoice authorizations for rent and service charges ensuring turnover linked rents are correctly paid.
* Liaise with Maintenance and Health and Safety team regarding ongoing and necessary works.
* Advise on upcoming financial year-end budgeting.
