Role Purpose:
We are seeking a proactive and skilled Estates Surveyor to manage our established property portfolios. This role will involve negotiating leases, conducting rent reviews, managing voids, and ensuring compliance with statutory regulations. The ideal candidate will help maximise income and support the development of our estate plans across multiple locations, while maintaining a strong focus on tenant relationships and property management.
Key Responsibilities:
* Manage and familiarise yourself with our property portfolios by reviewing documents and conducting site inspections.
* Negotiate lease terms, renewals, and rent reviews to maximise revenue.
* Minimize property vacancies by liaising with current tenants and marketing available spaces.
* Ensure statutory compliance is maintained and manage all landlord and tenant matters.
* Oversee the maintenance of vacant and multi-tenanted properties, including service charges and communal services.
* Prepare reports, transaction approval forms, and heads of terms for property transactions.
* Liaise with internal and external stakeholders including tenants, legal advisors, contractors, and local authorities.
* Conduct regular inspections and ensure properties meet required health and safety standards.
Skills & Experience:
* You are likely to be a Chartered Surveyor with at least five years of experience in a commercial property portfolio environment.
* Strong knowledge of property management, financial systems, and commercial procedures.
* Excellent IT skills, particularly with Word and Excel; familiarity with property management systems is a plus.
* Strong communication and negotiation skills, with the ability to build and maintain relationships with tenants and stakeholders.
* Good understanding of health, safety, and environmental regulations relevant to property management.
* Proven ability to manage multiple priorities, deadlines, and tasks efficiently.
