The successful candidate will become a key member of a busy Technical Department, responsible for coordinating essential information and working drawing packages to ensure that residential developments are built as intended and that all necessary technical approvals are obtained. Undertake key aspects of the Principal Designer role in line with the Construction Design & Management Regulations 2015. Complete all necessary Health, Safety & Environmental documentation as per company policy. Co-ordinate the delivery of surveys and reports required for the development, managing associated requirements from design to completion. Oversee the process of obtaining consultant fee proposals and formal appointment documents, following group procedures. Undertake value engineering assessments and ensure buildability. Co-ordinate the submission of designs where necessary. Assist in producing sales brochures, and in legal and sales handover meetings. Provide information for Housing Association contracts and attend progress meetings. Co-ordinate consultants to deliver house-type working drawing packs, liaising with key suppliers to provide ancillary drawing information for tender, construction, and sales packs. Prepare all drawings and documents for superstructure elements for tender, followed by construction issues and sales handover. Ensure the accuracy of information supplied by all departments to avoid discrepancies. Submit all information to building control and warranty providers, obtaining necessary approvals such as SAP/HEM Assessments, PEA and EPC's, Secured by Design Approval, and Robust Standard Details. Collate all ancillary specialist drawings including those for hot water supply, heating, kitchen, stairs, lintels, p.c. ground floors, and precast upper floors. Attend and chair pre-start meetings, briefing all departments on matters related to engineering and working drawings. Liaise with architects, civil and structural engineers, and landscape architects to ensure consistency between various designs. Assist the Land, Planning & Development teams with advice during the land acquisition stage and provide information for the discharge of planning conditions. Monitor and report on technical and development fees, including S106 obligations.
