Maintenance Manager
Key Responsibilities:
1. General Maintenance and Repairs:
Conduct regular inspections of the care home premises, identifying areas that require maintenance, repairs, or improvements.
Carry out or arrange for repairs to electrical, plumbing, heating, and ventilation systems as required.
Perform minor carpentry, painting, plastering, and decorating tasks as needed.
Ensure all maintenance tasks are completed promptly and to a high standard.
1. Equipment and Facilities:
Ensure that all equipment, fire alarms, heating systems, and security systems are regularly serviced and maintained.
Carry out routine checks and testing on equipment to ensure it remains safe and operational, reporting faults to the appropriate contractors when necessary.
Maintain accurate records of all maintenance work carried out, including servicing, repairs, and inspections.
1. Health and Safety Compliance:
Ensure the care home complies with relevant health and safety legislation, policies, and procedures, including fire safety and infection control.
Conduct risk assessments on the premises and equipment, ensuring any issues are addressed immediately.
Liaise with external contractors to ensure any specialist work complies with legal and safety standards.
Monitor and maintain fire safety equipment, including extinguishers, alarms, and emergency exits, conducting regular drills as required.
1. Budgeting and Resource Management:
Manage the maintenance budget effectively, ensuring that resources are allocated efficiently and within the home’s financial constraints.
Order and manage supplies, tools, and materials required for maintenance and repair work.
Seek cost-effective solutions for repair and maintenance needs, liaising with suppliers and contractors to obtain competitive quotes where necessary.
1. Teamwork and Communication:
Work closely with the care home staff, management, and external contractors to coordinate maintenance tasks and ensure minimal disruption to residents.
Communicate effectively with the care home manager to keep them informed about any significant maintenance issues or projects.
Train and supervise junior staff or apprentices involved in maintenance tasks where necessary.
1. Grounds Maintenance:
Ensure that the grounds of the care home are kept tidy, safe, and well-maintained.
Carry out basic gardening tasks such as mowing lawns, trimming hedges, and maintaining walkways if required.
Monitor outdoor areas for hazards or required repairs, such as pathways, fences, or parking areas.
Person Specification:
1. Experience and Qualifications:
Proven experience in a maintenance or facilities management role, ideally within a care home, hospital, or similar environment.
Relevant qualifications in electrical, plumbing, or building maintenance are advantageous (e.g., NVQ, City & Guilds).
Knowledge of health and safety regulations, including fire safety and COSHH.
Basic knowledge of gardening and outdoor maintenance.
1. Skills:
Good practical skills in building repairs and general maintenance (e.g., plumbing, electrics, carpentry).
Ability to prioritize and manage multiple tasks simultaneously.
Excellent communication and teamwork skills, able to liaise with various stakeholders.
Attention to detail and a proactive approach to problem-solving.
Strong organizational skills and the ability to work independently.
