The Property Management Director will be responsible for the comprehensive management and operation of our property portfolio. This role involves strategic planning, team leadership, financial oversight, ensuring the highest level of tenant satisfaction and maximizing property portfolio returns. The ideal candidate will have extensive experience in central London property management (ideally retail and F&B), strong leadership skills, and a proven track record of success.
Key Responsibilities:
1. Oversee the management and operation of a diverse portfolio of residential, commercial, and mixed-use properties, including those owned by third-party clients.
2. Develop and implement strategic plans to maximize property value and achieve financial goals for both company-owned and client-owned properties.
3. Lead and mentor a team of property managers and support staff, fostering a collaborative and high-performance work environment.
4. Ensure compliance with all regulations, as well as company policies and procedures.
5. Manage property budgets, financial reporting, and performance metrics to ensure profitability and cost-effectiveness.
6. Build and maintain strong relationships with tenants and clients, addressing their needs and concerns promptly and professionally.
7. Coordinate with maintenance and service teams to ensure properties are well-maintained and meet quality standards.
8. Coordinate with solicitors, valuators, insurance brokers, loss adjustors and other professionals for all matters pertaining to the portfolio.
9. Conduct regular property inspections and audits to ensure compliance and identify areas for improvement.
10. Develop and implement marketing and leasing strategies to attract and retain tenants for both company-owned and client-owned properties.
11. Promote the property management service to third party investors and increase the number of properties in our portfolio.
12. Develop new property management related services that can provide value to our third-party clients to enhance revenue generation.
13. Stay informed about industry trends, market conditions, and best practices in property management.
Skills and Experience:
1. Minimum of 10 years of experience in property management, with at least 8 years in a leadership role.
2. Experienced with property management platforms and systems will be considered an advantage.
3. Strong knowledge of property management principles, practices, and regulations.
4. Excellent leadership, communication, and interpersonal skills.
5. Proven ability to develop and implement strategic plans and achieve financial goals.
6. Proficiency in property management software and Microsoft Office Suite.
7. Strong problem-solving and decision-making abilities.
8. Ability to work independently and manage multiple priorities in a fast-paced environment.
