About the Role
We are working in partnership with a Tier 1 Main Contractor to appoint an Associate Director – Commercial to lead the commercial strategy and execution on a secured £95 million landmark project in West London. Currently in an extended pre-construction phase, this public sector-led development involves a large-scale commercial new build with a high-end fit-out, requiring expert leadership through a two-stage tender process and into successful delivery.
This is a pivotal role, offering the opportunity to shape a flagship development from early-stage planning through to completion, working with a highly respected contractor known for delivering complex and high-profile schemes.
Key Responsibilities
* Lead the commercial management of a prestigious £95M project, from pre-construction through to final account.
* Provide strategic commercial direction, driving value, risk management, and compliance.
* Act as the primary commercial interface with client, consultants, and internal stakeholders.
* Oversee all aspects of procurement, cost planning, value engineering, and contract management.
* Support and guide project teams during the two-stage tender process, ensuring alignment between design intent and commercial viability.
* Manage project reporting, forecasting, change control, and financial governance.
* Lead and mentor a team of commercial professionals, fostering a culture of performance, accountability, and development.
* Contribute to wider business objectives, supporting key client relationships and repeat business opportunities.
Essential Requirements
* Proven track record in commercial leadership roles within a Tier 1 Main Contracting environment.
* Deep expertise in two-stage tendering and managing commercial strategies from early engagement.
* Experience leading or commercially directing projects valued at £30M+, ideally having supported or led larger-scale schemes over £100M.
* Strong contractual knowledge and negotiation skills, with a keen eye for value creation and risk mitigation.
* Demonstrable ability to lead and inspire high-performing teams across project lifecycles.
* Full right to work in the UK.
