Maternity Cover - Asset & Property Manager (Investment)

This position is a fixed-term 9 month maternity contract in the Council's Assets and Property service, joining a team of investment surveyors who are responsible for all aspects of property and asset management and who support the Senior Asset and Property Manager in the successful management of the Council’s investment portfolio.
What you'll do on a typical day:
The postholder will be responsible for undertaking the day-to-day asset management of industrial, office and retail properties in accordance with legislation and good estate management practice, covering interesting, varied, and high-profile work. You will be responsible for negotiating and agreeing new lettings, rent reviews, lease renewals, lease surrenders, dilapidations claims, acquisitions and disposals. You will be responsible for the management and administration of service charge accounts and will be familiar with valuation, business rates, planning and development.
Skills and experience needed:
You will need willingness and flexibility to participate in a range of projects and day-to-day activities. The post holder will build and maintain strong relationships with the team, other Council services, Councillors, tenants, and contractors/suppliers. You will have strong liaison with the Services to assist them in meeting their corporate objectives and be able to co-ordinate responses and correspondence with Councillors. You will hold an appropriate qualification and have experience in property management, Landlord & Tenant and valuation. You must be a strong team player whilst being capable of working on your own initiative.
* Education to degree level in estate management or an equivalent subject
* Qualified member of the RICS (MRICS/FRICS)
* Experience in property management, professional Landlord and Tenant and managing a large property portfolio
* Strong knowledge of relevant legislation and health and safety within asset/property management
* Good IT skills with the ability to adapt to the Council’s systems and processes
* Excellent verbal and written communication skills
* Good analytical and problem-solving skills
* A team player and able to work independently using your initiative
* Excellent time management and the ability to work to deadlines
* Experience of working within a local authority is desirable but not essential
* Conscientious attitude and attention to detail
* Highly developed organisational skills
