GMP Recruitment are proud to be partnered with an award-winning and highly successful Property Management company who are currently in the process of providing high-quality living accommodation in the heart of Worcester.
We are looking for an onsite Property Manager who can run a project of over 100 properties, collaborating with agents to ensure the smooth upkeep and running of a property block. You will be responsible for maintaining high occupancy rates, ensuring tenant satisfaction, and managing the properties and communal areas to a high standard and dealing with any property-related administrative tasks efficiently.
This is a full-time permanent position based onsite at the development in Worcester, £28,000 to £35,000 per year working Monday - Friday 9am - 5pm - with every second week requiring a Saturday shift with a day off in the week.
Property Manager duties:
1. Working alongside a local letting agent to streamline the 105 tenancies and move-ins efficiently.
2. Manage the day-to-day operations of properties, ensuring they are well-maintained and compliant with relevant regulations.
3. Conduct regular inspections of properties and communal areas to assess maintenance needs and ensure high standards of cleanliness and safety.
4. Handle tenant inquiries and complaints promptly, fostering positive relationships with residents.
5. Utilise our property management software for data entry, record keeping, and reporting purposes.
6. Coordinate maintenance requests and liaise with contractors to ensure timely repairs are completed.
7. Oversee gardeners and cleaners for all communal areas and document and report weekly to management ensuring the development is being maintained correctly.
8. Deal with Worcester council and utility companies ensuring end of tenancies, interim periods and new tenancies are reported correctly and in a timely manner.
9. Generally oversee all aspects of the estate, ensuring day-to-day smooth running, functioning of lifts, ensuring rubbish is collected and the estate is well looked after.
10. Prepare reports related to the development activity.
Property Manager desired skills and experience:
1. Proven experience in property management or a related field is preferred.
2. Strong administrative skills with a keen attention to detail.
3. Proficiency in data entry and office management tasks.
4. Excellent phone etiquette and communication skills, both written and verbal.
5. Familiarity with property management software is advantageous but not essential.
6. A proactive approach to problem-solving and the ability to work independently as well as part of a team.
