A regional affordable housing provider is seeking an experienced Maintenance Surveyor to join their property services team.
The Maintenance Surveyor will report directly to the Head of Property and be responsible for delivering an effective maintenance service to the organization's tenants and housing stock, as well as working with external contractors.
The main focus will be on damp and mould activity to support an ongoing proactive approach to ensure high standards of housing. The successful incumbent will be responsible for completing property surveys, including damp and mould inspections and diagnosis.
You will have excellent knowledge of health & safety legislation, as well as up-to-date knowledge of all current statutory compliance regulations (asbestos, legionella, gas, electrical, fire safety).
Core duties will include:
* Carrying out responsive repair and voids inspections pre- and post-works to ensure the right work is completed to a high standard that meets customers' needs.
* Managing responsive and major works relating to damp and mould projects, service contracts from inception to completion in accordance with current legislation, including managing health and safety (CDM) and ensuring compliance with regulatory controls.
* Performance management of the contractor delivering repairs and planned works projects/contracts. Monitoring contractors to ensure delivery of the programme according to set timescales, analysing data, and reporting on performance against an agreed suite of key performance indicators on a monthly basis. Monitoring and supporting the need for compliance and performance of fire risk assessments and water/electrical/gas/lifts testing programmes.
* Making technical decisions following property visits, creating work schedules on void properties, design/specification & contract management, quality control, and one-off project management.
* Delivering high levels of resident satisfaction, ensuring effective communication and that works meet the group's legal standards and obligatory responsibilities.
* Ensuring works are supervised and managed effectively and that the quality and cost of works carried out are controlled.
* Ensuring works are delivered to a high standard and in line with statutory requirements and key performance indicators.

You will ideally have a minimum further education qualification (HNC / HND / Degree) and/or relevant construction, maintenance or building-related professional qualification.
You will also preferably have experience of working within a busy maintenance/property team alongside fellow surveyors and have experience managing compliance issues, as well as a sound knowledge of contract administration, damp and mould, and building contract law and legislation.
