Job Title: Turnover Rents Manager
Location: Regional - Home Based
Role Purpose: Working as part of the Shopping Centre Property Management team the individual will be responsible for leading the turnover delivery across 5 shopping centres. The Turnover Manger will be responsible to deliver the end-to-end process for turnover lease abstraction, data input, calculations and billing with support from a turnover administrator.
Full time role required to work across multiple shopping centres.
Key Responsibilities
* To oversee the process for turnover lease abstraction through to billing turnover with the support from an administrator.
* Tracking tenant turnover data and rent for the managed portfolio via excel;
* Dealing with escalations where teannt's have not provided data and working with Surveyors to resolve queries.
* Scrutinising turnover data to ensure accuracy and make contact with tenants where any anomalies arise
* Ensuring tracker and tenant portal is always kept up to date including adding new tenants, updating contact details and archiving tenants at lease expiry
* Collate summary reports to be provided to clients to agreed timelines
* Liaising with CBRE property managers in regard to lease information to drive turnover calculations and obtain sign off for charges;
* Preparing of calculations for top up charges to tenants;
* Liaising with accounts and creating charges on accounting systems;
* Keeping in regular contact with property managers, credit control and site team where levels of turnover may be a cause of concern
* Point of contact for client group dealing with queries and providing support.
* Developing the turnover process as the business continues to expand on this resource.
* Responsibility for the turnover team delivery and KPIs.
Person Specifications / Requirements
* Experience in a professional financial services environment;
* Basic technical understanding of a trial balance and impact of turnover on income;
* Book-keeping experience;
* Understanding the principles of lease abstraction and documentation and associated turnover clauses.
* Experience with line management and working in a surveying team advantageous
Key Skills
* Stakeholder management and client relationship management;
* Attention to detail is a must;
* Ability to work under pressure and to strict deadlines;
* Advanced excel usage;
* Excellent communication skills;
* Numerical and analytically minded;
* Self-starter;
* Knowledge of TBS Tramps would be advantageous but not essential.
