Handyperson
Hours: 35 hours – 08:00am to 16:00pm or 09:00am to 17:00pm Mon to Fri
Salary: £32,558 pa
Location: East London
Suitable candidates must have full clean driving licence and access to own vehicle is essential.
Mileage paid at 45p per mile from work base only and any work-related travel.
We supply a uniform and PPE. Tool kit. Mobile phone for work calls only. A lone worker device.
Job purpose:
To undertake repairs and maintenance works to trust properties in East London.
To undertake pest proofing, mould washes, void and communal bulk waste clearance works in accordance with trust policies and work practices, delivering a first class service that is value for money and customer focused
Duties and responsibilities
Provide a First class responsive repairs and maintenance service, Ensure the maintenance service is delivered in response to the diverse needs of residents and customers
• Operation of an appropriate vehicle to clear waste from properties and communal sites to enable necessary works to commence.
• Undertaking clearance of all rubbish and abandoned tenant possessions from void properties.
• Undertaken minor repairs to block holes within dwellings to prevent pests entering properties (i.e. Pest proofing)
and communal areas as instructed.
• Undertaking of mould washes in our homes in line with H&S guidance, processes and procedures
• Deliver materials, tools and large items to properties to enable works to be undertaken.
• Respond to emergencies i.e. fire alarms, making property secure, water leaks etc.
• Deliver general items of repair and maintenance in the interior and exterior of the building by being the second operative on a job where necessary.
o Plumbing- Attending to blockages and water leaks, replacement of shower controls and sanitary fittings including all taps, waste fittings, wc seats, wc cistern repairs, pipe fittings, WM installation etc,
o Carpentry- Replacement of all types of locks and casements, overhaul doors, fitting and replacing door closers, window handles and all ironmongery, assemble flat pack furniture, fitting shelves, window dressings, other minor carpentry repairs etc.
o Paint and Decorations- Able to work to a high finish using different paint products.
o Electrical- Changing of all light bulbs, replacing small appliance fuses, troubleshooting minor faults.
Resetting timeclocks
o Other- Patch plastering, furniture replacement, delivery of internal post, key management, wall tiling, low level rainwater goods repairs, graffiti removal, building and site repairs, cycling of waste and recycling bins, providing access to contractors and liaising with residents.
• Assist with the cyclical maintenance programme and inform of failures or control issues.
• Manage stock control including furniture and electrical items.
• Ensure that void properties are made ready for letting within target times and to our lettable standards
• Ensure that repairs and damage, which are the responsibility of the outgoing residents, are identified and the
Property Managers informed. Liaise with Property Managers regarding scheduling voids for redecoration.
• Carry out general property inspections as directed, displaying a friendly, flexible, helpful and courteous attitude to colleagues, residents and the general public.
