Service Charge Audit Surveyor
This is an exciting opportunity to join a growing team of dedicated colleagues who deliver the highest level of expertise and service to our clients. Based at our offices in West Bridgford on the outskirts of Nottingham, this role will involve all aspects of Service Charge Audit across our client base for existing and new clients, ranging from major national companies to smaller regional occupiers. The successful candidate will work within the Tenant Services team and will report to the Director of Tenant Services.
SERVICE CHARGE AUDIT
1. Day to day communication with clients ensuring that information received is dealt with in a timely manner and that invoices, budgets, reconciliations and all other related documents and information are recorded and stored correctly.
2. Ensure that all information received is audited promptly and thoroughly, including status updates with the appropriate commentary.
3. Analysis, and due diligence, of clients' commercial leases to ensure service charges are re-charged correctly, in accordance with the lease terms and the service charge code of practice where relevant.
4. Liaising with Managing Agents, Landlords and any necessary third parties to ensure that Service Charges are in line with the lease terms and are fair and reasonable.
5. Making recommendations to clients following audit and any necessary negotiations with third parties to secure credits and/or reduction in service charge liability for clients.
6. Dealing with invoice and general clients queries where necessary and liaising with the client to resolve all related queries in a timely manner.
CLIENT FACING
1. Meeting periodically with, and providing reports and advice to clients, in conjunction with the wider service charge audit team and the Director of Tenant Services.
PERSON SPECIFICATION
Required or Desirable Skills / Qualifications & Experience
1. MRICS or other suitable Property Accounts based or Property Management background with 3+ years experience.
2. Experience of new business development, onboarding of new clients, ongoing client relationship management.
3. People management skills, training experience, potential to lead a small team of individuals.
KNOWLEDGE
1. Common sense!
2. Ability to read and analyse a variety of legal and finance based documents.
3. General knowledge of the commercial property industry and its structure.
4. Commercial lease analysis experience.
5. Knowledge of Service Charge budgeting and reconciliation procedures.
6. Knowledge of Commercial property Building Insurance re-charges.
7. General finance knowledge around invoicing procedures.
SKILLS & ABILITIES
1. Microsoft Office, with a focus on Excel Spreadsheets or similar.
2. Attention to detail and organisation.
3. Ability to manage multiple tasks.
4. Well-developed communication skills at a variety of stakeholder levels.
5. Experience working in and across teams.
6. Demonstrated use of remote conferencing platforms such as Zoom or Teams.
7. Ability to manage own workload and prioritise case load accordingly.
8. Monday.com or similar workflow software.
9. More complicated tasks on Excel spreadsheets i.e. V-lookups, etc to manage large volumes of data efficiently.
10. Business writing and presentational abilities.

1. Starting at 25 days annual leave plus recognised English Bank Holidays.
