Job Description:
Wilsons Auctions, the largest independently owned auction house in the UK and Ireland, is currently seeking a full-time Land & Property Manager GB. The successful candidate will be based in one of our branches located in Scotland, England, or Wales.
Job Purpose: To identify, acquire, and manage land and property assets in alignment with the company's strategic goals, particularly within the auction context. This role involves overseeing property transactions, ensuring compliance with legal and regulatory requirements, and maintaining strong relationships with stakeholders, including buyers and sellers at auctions.
Key Responsibilities:
1. Valuation of the property based on type, condition, and location.
2. Market the property online to achieve optimal coverage.
3. Communicate with enquiries/database with support of marketing; deal with enquiries and record contact details.
4. AML the vendor/property prior to marketing.
5. Liaise with vendor's solicitor regarding legal packs.
6. Understand contract law.
7. Assist with the sale of property.
8. Prepare the Notification of Purchase upon receipt of the deposit.
9. Prepare the balance of the deposit to be sent to the vendor's solicitors.
10. Invoice the vendor with an entry fee and/or commission invoice.
11. Manage completions upon receipt of completion email from the vendor.
12. Monitor invoices due with the accounts department.
13. Build and maintain relationships with landowners, developers, local authorities, and other stakeholders.
14. Represent the company at industry events and meetings.
Qualifications and Skills - Essential Criteria:
1. Bachelor's degree in Real Estate, Property Management, Business Administration, or a related field.
2. Proven experience in land acquisition and property management.
3. Strong negotiation and communication skills.
4. Knowledge of property law and regulations in GB.
5. Proficiency in financial management and budgeting.
6. Ability to provide accurate valuation of properties (RICS Certification).
7. Knowledge of building and construction.
8. Integrity, empathy, confidence, presentation and communication skills.
9. Honesty, punctuality, and high levels of professionalism.
10. Experience with CRM and property portals on digital platforms.
11. Excellent analytical and communication skills.
12. Sound judgment and ability.
13. Good math and analytical thinking skills.
14. Experience in Outlook, Excel, Word, and Acrobat.
15. Excellent analytical and problem-solving abilities.
16. Strong organizational and project management skills.
17. Ability to work independently and as part of a team.
Work time: Monday to Friday 9:00 - 5:30 pm (30 minutes unpaid lunch break).
