Sales Negotiator
Location: Leeds, city centre
Salary: £23,000 - £25,000 base salary (depending on experience), £28,000 - £32,000 OTE
Hours: 08.45 to 17.45 Monday to Thursday (1 hour lunch); 08.45 to 17.15 Friday (30 minutes lunch); Saturday two on/two off (10.00 to 14.00). After two Saturdays worked, a day off in lieu is to be taken in the following fortnight.
Holidays: Annually 22 days holiday plus bank holidays.
Our client is a vibrant city centre office, with sales predominantly in the city, although their area covers properties outside the centre as far afield as Garforth and Wetherby.
Duties:
* Register applicants and match them to properties.
* Supervise an effective applicant database, ensuring regular contact with all prospective applicants.
* Achieve pre-agreed targets.
* Book viewings and valuation appointments.
* Correctly record all messages, viewings, and appointments.
* Arrange and attend viewings.
* Follow up on valuations and leads both face-to-face and over the telephone, or through email and letters.
* Negotiate sales and close deals.
* Liaise with solicitors, purchasers, and vendors for successful progression of sales through to completion.
* Update vendors on their property, including possible interest, marketing, and actions completed, while ensuring they are aware of current property market trends.
* Assist with market appraisals as required.
* Ensure all sales comply with legislation and Martin & Co guidelines.
* Business Development to source sale instructions from developers and homeowners.
* Generate new and repeat business opportunities for market appraisals, instructions, viewings, and sales.
* Support line manager on valuations and new instructions.
* Maximize board presence and promote brand awareness.
* Canvass/leaflet to seek new business opportunities, including targeting competitors.
* Maintain office systems/software and working procedures.
* Promote Financial Services in line with TPFG agreements with Embrace and Simply Conveyancing.
* Web portal population.
* Efficient diary planning.
Main Objectives:
* Achieve pre-agreed targets, operating to the standards required by the company.
* Demonstrate high standards of professionalism, courtesy, and efficiency in public dealings.
* Maximize opportunities for viewings, sales, market appraisals, and instructions.
* Increase office market share and promote brand awareness.
* Operate within the confines of the Housing Act and Sales legislation.
* Adhere to standards set by regulatory bodies.
* Achieve goals and targets pre-agreed with your Line Manager.
Required Experience / Skills:
* Previous experience as a Sales Negotiator within an Estate Agency.
* Strong communication skills, both verbal and written.
* Ability to sell products and services to enhance business development.
* Willingness to complete valuations as required.
* Motivated to achieve sales targets.
* Full clean UK driving license and own car are essential.
