Salary: £16,216.64 Per annum (Pro rata)
Working Hours: Part Time – 25 Hours
Working Pattern: Monday - Friday 9am - 2pm

The difference you will make as a Caretaker
You will support and assist Riverside Home Ownership (RHO) staff and deliver effective building and facilities management service for RHO managed schemes, ensuring a proactive, effective, customer-focused service is provided to residents at all times.
About You
We are looking for someone with:
* A broad secondary education is important. Candidates would usually be expected to have 3 GCSE’s or similar qualification.
* Some keyboard skills, IT competent.
* One - two years’ experience working in a similar role or customer-focused/care environment.
* Must be capable of setting priorities and working under pressure.
Role Profile
* Be responsible for the defined caretaker functions in accordance with the relevant lease and RHO's policy and procedures.
* Deliver an excellent scheme-based service taking the lead on responding to resident queries, assisting your line manager to manage any reports of ASB, damage to property, neighbour nuisance, breach of lease.
* Be available to leaseholders as first point of contact for RHO, liaising closely with the residents and committee members to ensure effective delivery of quality estate services.
* Respond promptly to resolve complaints/queries on RHO's behalf.
* Provide effective gardening services to the scheme gardens, ensuring they are well maintained and free from rubbish.
* Undertake light cleaning duties as required.
* Carry out regular building inspections, identifying maintenance required, report repairs and implement works to maintain a high standard of cleanliness, safety and security.
* Report necessary repairs and faults to communal areas and carry out basic repairs such as light bulb replacement in communal areas.
* Liaise with Contractors to ensure repairs are carried out quickly and efficiently.
* Carry out Health and Safety (H&S) functions including fire alarm testing, emergency lighting testing, and complete all fire testing logs.
* Ensure leaseholders do not leave furniture deposited in corridors or stairways ensuring all fire escape routes are free from obstructions.
* Ensure all service contracts operate effectively, monitoring on a regular basis.
* Participate in own development via supervision, performance reviews and relevant training.
* Provide high quality, customer-oriented service, championing ‘Riverside Service Style’ practices.
* Participate in the work of the Divisional team, encouraging innovation.
* Actively promote Riverside locally.
Person specification
Essential Knowledge, Skills and Experience

* Demonstrates self-motivation and has the ability to make own decisions and manage workload unsupervised at times.
* Experience of dealing with demanding and difficult customers.
* Cleaning/Gardening experience.
Desirable
* Familiar with block management, Health and Safety requirements, raising, completing repairs.
* Good communication skills, ability to convey key messages clearly and effectively, adapting style of communication according to the needs of different customers.
* Working towards Key Performance Indicators.
* Ability to use a problem-solving approach to respond appropriately to a wide range of enquiries.
* Experience of dealing with customer complaints.
* Experience of working cross-functionally with other departments.
