What you'll be doing?
The Commercial team deals with everything to do with cost-effective building, including quantity surveying, estimating, procurement, and material buying. With a watching brief on choice of material, cost, customer satisfaction, and sales, our Commercial team has one objective: to deliver best quality homes at the best possible cost. Their work is fundamental to our continued viability as a business and presents a fast-moving challenge that will exercise your creativity and commercial flair to the full.
You will be responsible for the commercial and surveying responsibilities for large sites, effectively managing costs and ensuring targets are met by controlling the budget and valuations, including monthly updates of the estimated final costs. You will manage all sub-contractor procedures and processes while ensuring compliance with Group Policies and Procedures, and you will teach, train, and manage subordinates to their full potential.
You will be expected to:
1. Maintain all cost control procedures within the guidelines set out within the Group policies and procedures.
2. Compile all weekly, monthly, and quarterly reports as required.
3. Be aware of new materials and methods of construction that the company may employ, along with a sound knowledge of the latest regulations, codes of practice, and NHBC requirements.
4. Ensure that subordinates receive the required training and mentorship for them to learn and thrive in their responsibilities.
5. Control all commercial tasks and responsibilities on large sites, including those in excess of 200 units.
6. Contribute to conceptual designs/options to ensure the design is kept within budgeted values.
7. Compile Site Start budgets, liaising with all Departments to ensure documents are completed on time to allow construction to commence.
8. Lead value engineering, including updating Group and Regional site review documents, to ensure we achieve best value.
9. Maintain budget control throughout development and manage cost overruns within contingency levels.
10. Complete accurate costing for each aspect of site development.
11. Analyse and report on costs and cash flow using the support systems available.
12. Prepare tenders and procure sub-contractors, goods, and materials using Group Procedures.
13. Compile subcontractor recommendations for approval.
14. Process subcontract orders, payments, and variations using Excel and Group payment systems in line with Group policy and procedures.
15. Evaluate and agree variations and instructions, ensuring that approval is obtained prior to agreement of variations in excess of the respective allowances.
16. Liaise with site personnel and subcontractors in order to maximise productivity.
17. Attend all project and team meetings as required and present the Commercial position to the meeting.
18. Compile and present valuations at Divisional valuation meetings.
19. Be responsible for accurately controlling all commercial aspects and responsibilities regarding the RSL.
20. Be aware of all codes of practice that impact estimating (e.g., Building Regulations, NHBC requirements, HSE, Code for Sustainable Homes).
21. Complete any other duties as required by the Managing Surveyor/Commercial Manager.
What you'll need?
To be successful in the role, we are looking for:
1. Qualified to HND level or higher with a valid CSCS card.
2. Proven track record in a similar role or at the level of Quantity Surveyor.
3. Full understanding of current market conditions and rates.
4. Ability to control costs to complete on all trades and provisions to ensure live cost certainty.
5. Highly numerate with excellent attention to detail, able to gather, interpret, and present data to facilitate preparation of budgets and subsequent valuations.
6. Methodical, conscientious, and organised, working to deliver high standards.
7. Strong IT skills, with a working knowledge of computer systems within the commercial environment.
8. Articulate, clear, and credible, able to thrive under pressure in a fast-paced environment.
9. Able to contribute towards the resolution of disputes, problems, and cost issues.
10. Able to work on own initiative, with the drive to take ownership of projects.
11. Strong communication skills, with the ability to build effective working relationships both internally and externally.
12. Wide experience in the discipline within the house building industry.
13. Strong knowledge of Building Regulations, NHBC, and Health and Safety requirements.
14. Team player, and supportive of colleagues.
