Job Summary and Key Responsibilities:
Reporting to the Team Manager/Head of Centre, Leaders are seeking a Property Manager to join our dedicated and dynamic team based in Cheltenham. As a Property Manager, experience is beneficial but not essential. You will play a pivotal role in ensuring our customers receive the highest level of service and support. You will act as a point of contact for our tenants and landlords, assisting them with inquiries, booking appointments and ensuring a smooth process throughout the tenancy from beginning to end.
Key Responsibilities:
1. Provide excellent levels of both telephone and written communication for the duration of the tenancy
2. Accept and understand tenants' maintenance requirements, providing a triage service to try to resolve issues
3. If unable to resolve, communicate this to the landlord with a solution to the problem and arrange works with the dedicated contractor
4. Update all parties on a regular basis by both phone, email or text and log notes
5. Make regular ‘well-being’ calls to the landlord
6. Work with the property management team to ensure that all works are completed and invoiced within 21 days and update customers on progress
7. Ensure that all mandatory compliance/legislation is in place on all properties, and follow company processes if this has not occurred
8. Work with the Property Inventory Clerks to ensure all properties have been inspected as required and that landlords and tenants have been fully communicated to in line with company policy
9. Place calls to all managed landlords and tenants 2 weeks prior to vacation to ensure they understand the check-out process and time frames
10. Deal with non-managed deposits who are part of the No Deposit Scheme
11. Ensure the check-out process is followed and communication is sent out within company process via the Depositary site
12. Work with the team leaders, head of centres and branch network to understand the reason for any lost units
13. Maintain high levels of communication to internal and external customers
