Job Description
Venesky-Brown’s client, a public sector organisation in Falkirk, is currently looking to recruit a Property Inspector (Mechanical) for a 6-month contract. This role will be a hybrid working model.
Responsibilities:
- Carry out response led and regular inspections of premises to determine work requirement, priorities and costs, reporting to the Senior Inspector. Any necessary repair works to be carried out as a part of the planned or non-planned maintenance programme.
- Carry out a written annual inspection (along with recommendations) of mechanical services for properties, discuss with other relevant team members as basis asset management strategy. Work to be scheduled and carried out throughout the year.
- Respond to emergency requests for necessary mechanical repair work to be carried out and arrange for appropriate remedial action to be taken to make safe the repair. A formal rotational standby scheme is in operation to cover out of hours emergencies and repairs. The job occupant will be required to participate in this scheme.
- Issue detailed repair instructions to both internal and external contractors, check, agree and verify submitted invoices prior to payment Supervise the standard and timely completion of repair work and minor projects carried out ensuring that remedial action is taken where appropriate to ensure value for money, quality and best practice.
- To liaise with premise managers, translate their requirements or requests and discuss repair work, minor planned budgets in relation to relevant Term Contracts and other relevant issues that affect the mechanical services of a non-housing premise.
- To have a working knowledge of energy management and plant control systems (BEMS) and conventional heat controls and ability to identify and report accordingly.
- Provide an electrical monitoring and inspection role on capital projects which will be allocated to you, all in accordance with capital project procedures.
- To take reasonable care for their own and others health and safety. To ensure that the Service’s responsibilities in relation the Health & Safety are achieved by implementing, promoting and monitoring safe working practices and ensuring compliance with safety regulations and the Corporate and Service Health and Safety Policies.
- To carry out other responsibilities assigned by the Senior Inspector.
Essential Skills:
- Qualifications: Required to possess an appropriate construction/services related HNC or equivalent.
- Experience: Required to have a minimum 5 years’ experience of the mechanical services industry within the commercial services sector, preferably practical site experience.
- Knowledge of current/relevant legislation and codes of practice.
- Good communication and negotiating skills.
- Be mobile throughout the Council area.
- Gas safe registration
Desirable Skills:
- Contract management experience.
- A current driving licence.
- Membership of a relevant trade body.
- Additional relevant training and experience.
- Corporate membership
- Knowledge of BS7671 Wiring Regulations
- Proficient use of IT software such as CAFM systems, maintenance works ordering, Microsoft Excel, Word and Outlook
