Property Manager - London
Salary: £45,000 - £55,000 + package
Our client is a National firm with a great reputation and client base. They provide property and asset management services to client assets and tenants/customers. The role involves overseeing the performance of each managed property, including credit control, maintenance, and delivery of landlord obligations under various occupational leases.
Key Accountabilities
1. Manage the transition of client/properties.
2. Carry out property inspections to identify repairs/maintenance and compliance, and liaise with contractors, facilities managers, tenants, and landlords as appropriate.
3. Read leases and ensure accurate data is maintained on the property management system, undertaking Lease Audits.
4. Financial management - ensure rent and service charge demands are raised accurately and on time, meeting credit control targets. Prepare client reports to the correct specifications and issue them to clients in accordance with agreed timescales. Review service charge cash flows and budgets monthly/quarterly subject to client requirements.
5. Service charge budgeting - work with the Accounts team and Facility Managers to approve service charge budgets and year-end reconciliations, analyzing Service Charge information and challenging budgets and reconciliations where necessary.
6. Identify opportunities for providing additional services to clients.
7. Review tenant applications and prepare client recommendations, requesting Landlord’s consent where appropriate (alterations, change of use, and alienation).
8. Support and assist clients in connection with value enhancement opportunities, including rent review, letting, and lease renewal programs, reporting to and working with clients on tenure and physical improvements to properties.
Qualifications, Experience & Knowledge
* Degree level qualification and ideally a member of RICS.
* Constantly updating knowledge of legislation relating to property management.
* Able to build and maintain client relationships and foster repeat business.
* Understand the principles of lease structure and be able to read and understand a lease.
* Apply the principles of service charge management to ensure compliance with all regulatory and procedural requirements.
