Description
1. Ensure standards for the cleanliness and overall appearance of the apartment community's grounds, amenities, building exteriors, ready apartment interiors, breezeways, curbs, signage, leasing office, central rubbish areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community's and Company's standards.
2. Periodically inspect work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required.
3. Support cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
4. Follow established policies and procedures by monitoring and ensuring compliance with H&S regulations, organisational standards, and operational processes.
5. Schedule and perform minor and routine maintenance on all appropriate equipment on a regular basis. Inspect and maintain all tools in excellent condition.
6. Conduct routine and periodic community inspections to identify safety and risk management concerns, keep the community in good repair, and communicate concerns about the physical needs of the community appropriately.
7. Complete documentation and other paperwork timely and accurately so that service requests can be appropriately documented, tracked, and completed.
8. Organise and manage the day-to-day distribution of tasks and jobs to the team.
9. Be responsible for training and supervision of the maintenance team and completing performance reviews.
10. Ensure that all team members have a clear understanding of their roles and responsibilities.
Profile
1. Have demonstrable experience in property management maintenance or equivalent experience.
2. Have a comprehensive understanding of building maintenance.
3. Be fully aware of health and safety regulations and have demonstrable experience in ensuring full compliance with statutory and legal requirements.
4. Hold an IOSH certificate (preferred).
5. Be IT savvy with excellent knowledge of Microsoft Office programmes, Building Management Systems, and Customer Relation Management systems.
6. Have exceptional communication skills and the ability to build rapport with customers and team members.
7. Be a motivational leader, who drives their team to success.
8. Be able to work a flexible schedule.
