We are looking for an Estates Surveyor on a 12-month fixed term basis to cover a wide remit of acquisitions and/or disposals, property management, lease advisory and rates.

You will be accountable for:
Acquisitions and/or Disposals
* The primary focus will be the acquisition and/or disposal of last mile Delivery Units (DUs) in a timely manner to ensure operational business demands have appropriate infrastructure.
* Sourcing DU opportunities and delivering Leasehold property solutions including liaison with external agents, agreeing heads of terms, ensuring facilities compliance and managing the completion process with external consultants including building surveyors and solicitors.
* Ensuring records are properly maintained including property budgets, memos seeking approval/sign-off of final engrossments, property master schedule records, acquisitions / search tracker etc.
* There is a list of DU requirements to be allocated at the discretion of the Head of Estates.
Property management
* Management of rent, service charge, insurance and rates payments, managing applications for consents, managing legal notices and complaints etc. and providing the business with advice on lease compliance.
Lease Advisory
* Managing of reviews, renewals and dilapidations in a timely and professional manner to best business advantage.
* Management of general budget requirements reflecting lease events.
Rates management
* Managing external consultants through the appeals (CCA) process, ensuring accurate bills are obtained, implementing mitigation where required and managing the reporting from external consultants.
* Management of business rates and budgeting.
General
* Liaising with internal Accounts, providing budgets, helping with forecasts and assisting with input to develop business cases where appropriate.
* Maintaining close communications with internal and external stakeholders (including internal stakeholders – from Board to Management and End User - such as the operational Field Team, the DU team, the inhouse Facilities team and other operational colleagues) to ensure property solutions provide the required infrastructure platform for the business to thrive.
* Maintaining and expanding network contacts to give EVRi a strategic advantage in the marketplace.
* Management of complaints including from Landlords and/or estates related complaints from third parties and ensuring the business are fully advised on the implications.
To be successful in this role you will require the following…
* Minimum in the final stages of undertaking the APC or newly qualified with relevant pre and/or post qualification experience.
* Ability to apply and advise on commercial property landlord and tenant matters.
* Good knowledge of Landlord and Tenant legislation.
* Acquisitions, property management, lease advisory and rates.
* Good communication skills and IT literacy (good MS office working knowledge essential).
* Ability to engage with external consultants and internal operations.
* Warehouse class B8 experience desirable.
* Ability to provide and maintain accurate records at all times.
* UK Driving License is a must.
