This is an exciting opportunity to join Thirteen Group as their Head of Asset Optimisation. Reporting to the Director of Asset Optimisation, the successful candidate will be responsible for assessing and monitoring the performance of all assets, ensuring the Group maintains a portfolio that meets the current and future needs of customers, communities, and stakeholders.
Responsibilities of the role include:
* Identify and implement innovative solutions to enhance portfolio quality, ensuring that the options appraisal process drives positive outcomes for the business, our communities, and key stakeholders.
* Utilise the portfolio evaluation tool effectively to assess asset performance against established criteria and identify properties that require further action.
* Collaborate with the Director to ensure that the Group’s asset data is complete, accurate, and supported by evidence, with all options, recommendations, and actions based on robust data.
* Ensure the options appraisal process is transparent, incorporating feedback from customers, colleagues, and stakeholders.
* Support the Director in developing, updating, and embedding the asset management strategy, including sustainability and decarbonisation initiatives.
* Ensure option appraisal plans comply with safety standards, decarbonisation targets, and relevant government policies, creating safe and sustainable homes and communities.
* Manage and oversee stock disposals and acquisitions, working closely with internal teams and external partners.
* Create a collaborative environment where colleagues can make customer-led decisions in delivery of the portfolio strategies.
Thirteen Group is looking to appoint an experienced leader who has the following attributes:
* Understanding of portfolio management principles including relevant legal and regulatory frameworks.
* Strong commercial skills with experience of delivering commercial and social value and returns from large, complex residential and commercial portfolios.
* Demonstrable leadership, people management, data, organisational and project management skills.
* Experience of developing and implementing asset and property strategies.
* Knowledge of property performance methodologies including rationalisation, acquisition and transformations strategies.
* Excellent communication and interpersonal skills with the ability to work collaboratively with colleagues and stakeholders at all levels.
* Proven understanding of financial reporting - budget formulation, cost control, value for money principles.
* Strong understanding of stock condition surveys/data to inform longer-term strategies and financial requirements.
