POSITION: Property Manager or Lettings Negotiator
REPORTING TO: Senior Property Manager (Lettings)
HOURS OF WORK: 9.00am to 5.30pm
HML Romford DIVISION: HML Lettings
QUALIFICATION LEVEL: Level 3 Award in Residential Lettings (or equivalent)

Role Profile:
Assist Senior Property Manager to provide a full professional Lettings service for a portfolio of residential clients.
Main Duties and Responsibilities:
1. Arrange marketing, viewings, and show potential Tenants around properties.
2. Select responsible, reliable Tenants with supervision of Senior Property Managers.
3. Carry out checks to confirm prospective Tenants have the 'Right to Rent' as per the Immigration Act 2014.
4. Upload Reference Forms for potential Tenants/Guarantors onto the Homelet System and track progress.
5. Prepare 'move in pack' for new Tenants including typing up Tenancy Documentation and issuing these to Tenants.
6. Write/respond to Clients and Tenants as required or directed by Senior Management.
7. Lodge new ingoing Tenant's deposits with the Deposit Protection Service.
8. Advertise properties through various channels - Social Media, Leaflets, Photography.
9. Liaise with Insurance companies and Landlords on insurance claims.
10. Ensure inspections are regularly undertaken and actioned.
11. Forward copies of Inspection Reports to Clients as required.
12. Receive telephone enquiries from Tenants regarding maintenance issues and instruct approved contractors.
13. Maintain annual safety checks to comply with current legislation and liaise with Tenants.
14. Obtain competitive quotations from contractors for required works.

5. Good literacy and numerical skills.
6. Diplomacy and ability to prioritize workload under pressure.
7. Clean driving license.
8. Proven track record with excellent employment references.
9. Well-developed customer service, communication, writing, and listening skills.
10. Able to professionally resolve conflicts.
11. A working knowledge of Microsoft Office packages.
12. Knowledge of the deposit procedure.
13. Saturday working may be required with a day off during the week.
