The Role:
Reporting to the Managing Director, you’ll be at the heart of our commercial portfolio in Manchester, owning every stage of its lifecycle. You’ll be the go-to person for our commercial customers, ensuring the portfolio runs smoothly. Additionally, you’ll shape and drive a bold commercial strategy that focuses on retail and meanwhile uses, boosting profitability while making sure our brand and development projects stand out from the crowd.
Key Responsibilities:
* Keep our asset schedule up to date, making sure everything runs smoothly across our portfolio.
* Develop and roll out a forward-thinking Commercial Strategy plan to maximise value and impact.
* Lead the implementation of our Urban Life Strategy, starting with Red Bank Neighbourhood, working closely with key stakeholders.
* Own and refine the lettings strategy, ensuring it meets market trends and demand.
* Build relationships, manage a strong pipeline, and sign new commercial lettings - collaborating with agents when needed.
* Identify and create dynamic meanwhile uses, working alongside the development team to align with future projects.
* Oversee tenancy schedules, rent invoicing, and rent collection, ensuring smooth operations.
* Prepare and manage service budgets to ensure financial efficiency.
* Identify and oversee remedial works under tenancy agreements, making sure everything is delivered on time.
* Ensure all health and safety obligations are met across all tenures.
* Regularly visit properties to assess condition, address any issues, and reduce void costs where possible.
* Oversee all landlord and tenant matters, ensuring fair and effective negotiations.
* Assess lease formats to identify opportunities, mitigate risks, and strengthen our position.
* Lead rent reviews and end-of-tenancy discussions to maximise revenue.
* Manage all commercial and meanwhile use planning applications with a keen eye for detail.
* Plan and deliver new-build landlord CAT A works, tenant fit-outs, and refurbishment projects to boost value.
* Create strategic annual plans to drive estate occupancy and financial success.
* Contribute to placemaking by supporting events and activations in our Neighbourhoods.
* Provide expert input on commercial aspects of existing and future development projects.
Personal Specifications
* You understand how to maximise asset value, drive revenue, and create commercially successful spaces. Experience in asset management, property, or commercial leasing is a must.
* You have the ability to see the bigger picture, identify opportunities, and develop strategies that drive long-term success.
* You take ownership, solve problems before they arise, and make things happen without waiting for direction.
* You’re confident building relationships with tenants, agents, and stakeholders, handling negotiations, and ensuring smooth landlord-tenant interactions.
* You can juggle tenancy schedules, rent collection, and lease agreements while keeping your eye on overall portfolio performance.
* You know how to activate spaces, implement meanwhile uses, and bring developments to life with events and partnerships.
* Budget management, rent reviews, and service charge oversight? You’ve got it covered and can make sure the numbers add up.
* You understand lease formats, landlord obligations, health & safety, and planning applications to keep everything running smoothly.
* You can handle multiple projects, adapt to change, and stay focused under pressure.
* You’re excited about shaping communities, building vibrant commercial spaces, and making a real impact on the urban environment.
* You will ideally be MRICS General Practice qualified or equivalent
