Job Title: Senior Project Manager (Residential Construction)
Location: Site Based Role- North Dublin
€95,000-€120,000 (doe), company vehicle, pension, discretionary bonus and more!
Our client are seeking an experienced Senior Project Manager to oversee the construction of a number of residential developments including both housing and a multi-storey apartment blocks. The ideal candidate will have a strong Main Contractor / Developer background, with extensive experience in residential construction and a thorough understanding of BCAR and BCMS legislation.
Key Responsibilities:
• Act as the on-site representative for our client, monitoring all construction activities for quality and compliance.
• Oversee the main contractor's performance, ensuring adherence to project timelines, budget, and safety requirements.
• Client representative at design team meetings, contractor meetings, and safety meetings, ensuring all minutes are recorded and distributed.
• Maintain compliance with BCAR/BCMS regulations, ensuring proper documentation and implementation.
• Work closely with the contractor and design team to avoid potential variations and unnecessary cost escalations.
• Ensure all works are carried out in accordance with building regulations, health & safety and company quality standards.
• Liaise with residents and adjacent property owners to maintain positive community relations.
• Monitor progress and anticipate design team information requirements to prevent delays.
• Regularly report progress, issues, and solutions to head office with written and photographic updates.
• Ensure proper storage of materials, site cleanliness, and professional presentation of the project.
• Support purchasers during the final phases to ensure a smooth transition to occupancy and after-sales care.
Key Requirements:
• 10+ years’ experience in project management within the construction industry, particularly in residential and apartment construction.
• Strong background with a main contractor / developer, with a track record of delivering high-quality projects.
• In-depth knowledge of Building Regulations / BCMS/BCAR legislation.
• Excellent communication and stakeholder management skills, particularly when working with design teams, contractors, local authorities, utility providers and residents.
• Proficiency in Microsoft Office (Excel, Word, Project) and other project management software
