Description
The role would suit a Building Control professional, Approved Inspector, Design Manager or Architect with several years of experience in the compliance and Health and Safety sector. The work will involve taking the lead in planning, managing and monitoring design work, advising our architectural teams on compliance matters to ensure that the design complies with the Building Regulations and developing our ability to effectively provide this service to our clients. The role will initially encompass the management of Principal Designer duties under the Building Safety Act but would ideally develop to enable us to also act as Principal Designer (CDM). Our works covers various sectors but is mainly focussed on prime residential projects and works to heritage assets.
We will consider people who have not registered with the Building Safety Regulator (BSR) as the majority of our work is within the non-HRB sector.
The role will be based at our Winchester studio, but with the option of working from our London studio once a week to maintain an understanding and awareness across the whole company.
Key Competencies, Skills & Requirements
* Previous experience in the construction industry, ideally in a compliance or health and safety role.
* Excellent knowledge of the Building Safety Act 2022 and current Building Regulations.
* In-depth understanding of the Construction (Design and Management) Regulations 2015.
* Excellent problem-solving and critical thinking abilities.
* Exceptional communication and presentation skills.
* Ability to work collaboratively in a team environment and foster strong relationships with design directors, the senior leadership team and the architectural delivery teams.
* Strong project management skills and the ability to prioritise and manage multiple initiatives simultaneously.
Key Responsibilities and Accountabilities
Audit & Quality Management
* Promote quality assurance from Stage 2 onwards, particularly at Stage 4.
* Monitor Stage 4 production schedules to ensure project milestones are met and assist with job running aspects like fee quotes and budget management.
* Maintain awareness of project development through auditing and provide support for technical queries.
* Attend fortnightly programming meetings to integrate reviews at key project milestones.
* Arrange interim meetings with the line manager to track new jobs and prioritise workload based on risk management.
* Ensure job runners conduct preliminary "buddy checks" before audits and schedule Director reviews.
* Provide a technical audit checklist and ensure records are maintained for each review.
* Enhance efficiency in the drawing process through the review of client requirements.
* Stay updated on technical advancements, building regulations, and internal innovations to maintain high technical standards.
* Provide tools, techniques, and mentoring to support quality assurance across the team.
* Collaborate with the sustainability team to integrate requirements into technical drawings.
* Address quality and compliance concerns by reviewing complaints and questions.
Construction Design & Management (CDM) Control
* Verify Stage 4 Design Risk Assessments are completed and distributed.
* Monitor building control tracker sheets to address outstanding queries.
* Confirm clients are informed of their duties under CDM 2015 before design work begins.
* Ensure the project manager considers pre-construction information provided by the client and principal designer.
* Eliminate foreseeable health and safety risks where possible.
* Confirm design information is provided to the principal designer for pre-construction and health & safety documentation.
* Ensure compatibility of all designs with other project designers for safety compliance.
* Support contractors by incorporating their experience into designs.
* Document the principal designer role for domestic clients.
* Maintain design intent from inception to on-site realisation and suggest innovative solutions to complex design issues.
Strategic Planning & Analysis
* Develop strategic initiatives to ensure statutory compliance and client-focused service.
* Collaborate with cross-functional teams for effective execution of initiatives.
* Conduct performance evaluations and track strategic progress, adjusting as necessary.
* Stay informed on industry trends to provide insights and recommendations.
* Achieve key performance indicators for quality and risk management.
* Prepare reports and presentations for senior leadership and stakeholders.
* Support team members in implementing strategic plans and meeting goals.
* Ensure final designs comply with Building Regulations.
* Assist in delivering project information and assessing duty holders' competence.
* Conduct critical analysis to overcome design barriers for client success.
* Promote sustainability practices and support senior management in their implementation.
Client Interface
* Maintain client involvement and ensure adherence to instructions from proposal to completion.
* Assist clients with Duty Holder Notifications and Compliance Declarations.
* Serve as the primary client contact, ensuring professional and efficient communication.
* Draft and review submissions and client communications.
Communication & Collaboration
* Participate in construction project design reviews and meetings.
* Demonstrate strong communication skills to support colleagues and represent the firm externally.
* Foster relationships with external project teams.
* Liaise with clients, contractors, surveyors, and architects to ensure compliance with the Building Safety Act 2022 and CDM Regulations.
* Keep project managers informed on task progress and maintain documentation.
* Share relevant information with the Principal Contractor and consider their input on regulatory compliance.
* Provide mentorship on building regulations and identify additional training needs.
* Encourage effective coordination between the design team, client, Principal Contractor, and other designers.
* Lead by example.
Organisation Management
* Effectively manage time, prioritise tasks, and track time in alignment with job estimates.
* Ensure work meets or exceeds required quality standards.
* Assist the Finance Manager with accurate and timely client invoicing.
* Support the development of suitable project management arrangements.
* Establish procedures for collecting and storing Health and Safety information and reporting changes.
* Prepare necessary health and safety/CDM documentation for stakeholders.
* Ensure all designers comply with their duties under the Building Safety Act.
Qualifications
* Degree in Architecture, Building Surveying, Construction Management or similar.
* Membership to RICS, CABE, RIBA, CIAT, BSCF or CIOB.
