About the Role:
As an Operation Manager, you will be working in our social housing background, providing a stable and profitable contract, delivering excellent service and support through our local teams, who understand the importance of working together for the local community.
An Operation Manager in our Redbridge branch will be responsible for day-to-day management of contract service delivery on local contracts, supporting the General/Contract Manager on the delivery of high-standard reactive, planned, statutory & non-statutory repairs & refurbishment activities to Housing Client properties, ensuring teams operate to Mears defined branch standards and deliver best-in-class customer service, whilst satisfying all safety, quality, and cost control standards relating to budget, profitability, and resource deployment.
* Management of all aspects of operational and commercial delivery and contractual performance in line with contractual commitments, and agreed company & client protocols, time frames, budget & cash flow.
* Ensure compliance and adherence to health & safety regulations, Mears standard operating procedures & values, quality assurance accreditations, and demonstrate, maintain, and monitor the company’s commitment to best practice.
* Management of direct labour resources and supply chain, identifying opportunities to increase productivity and demonstrate savings, working with the group Procurement Team to maximize the benefit of national procurement agreements and new innovation.
* Adherence to and completion of company & client reporting protocols within required timescales.
* Cultivate a positive, customer-focused culture that is instilled and promoted across all work/programme activities via Mears Red Thread.
* Ensure attainment of high levels of satisfaction with performance delivery and that contractual KPI targets are achieved in accordance with agreed standard operating procedures.
* Manage employees’ performance, coach and develop individuals in their roles.
* Cultivate a strong working relationship with clients, service users, and local communities, managing client expectations, attending meetings where required, and assisting in business development activities.
* Undertake any other duties required by the company, provide backup to other Managers to cover any absences, and attend formal and informal company & client meetings as required.
Role Criteria:
* Proven track record of commercial and performance management.
* Ability to manage multiple sites & contracts.
* Experience in Repairs and Maintenance.
* Proven track record of working in a customer-focused environment.
* Experience of contract/project management including motivating & inspiring a diverse workforce.
* Health & safety knowledge, including COSHH.
* People management with the ability to lead & mentor others.
* Strong customer focus.
* Problem solving & results oriented.
* Planning and organizational skills.
* Decisive decision-making.
* Ability to negotiate and influence.
* IT literate with confident oral and written communication skills.
* Social Housing background.
To drive a Mears vehicle, you must be aged over 21, have held your license for over 3 months, and have less than 9 points.
