An industry leader within Property & Real Estate, operating across both commercial and residential sectors in both the UK and globally, has a requirement for an Engineering Services Manager to be based at one of their client accounts in the West London area. This position will be based at a prestigious mixed-use development in the Hammersmith / West London area, comprising commercial office space, retail, R&D labs, as well as a residential element. Reporting into and working with the Senior Engineering Manager and the larger Property team, the role will help act as the conduit between senior stakeholders, tenants, and the various FM service partners to deliver a best-in-class experience across the estate. The guideline salary for this position is circa £60-70,000 depending on experience, with a package comprising discretionary annual bonus, healthcare, and pension scheme.
Minimum Requirements:
Candidates will be fully qualified in either electrical or mechanical engineering, ideally having served a full apprenticeship, and with at least five years of managing Mechanical, Electrical, and HVAC services within similar commercial environments as a contract or technical/engineering manager. This could be either for a similar managing agent or on the FM service provider side. Along with core engineering qualifications, additional training such as IOSH, NEBOSH, ILM, or engineering body membership will be useful.
Key Responsibilities:
1. Compliance with all current legislation and recommended standards. Verify contractors' risk assessments are up to date and appropriate to building and maintenance tasks.
2. Provide day-to-day technical and operational support to building managers and occupiers.
3. Management of the permit to work system and check method statements where appropriate.
4. Review occupier license applications and comment on drawings, specifications, and reports submitted by the occupiers.
5. Undertake regular audits of maintenance programmes and review call-out sheets.
6. Preparation and management of engineering service charge budgets, including procurement as per company policies.
7. Analysis and management of all engineering data/reports, ensuring appropriate action/follow-up is achieved.
8. Implementation, management, and development of the concept planned maintenance system.
9. Ensure the production of engineering service specifications, contracts, and associated documentation represent the service requirement of the premises.
10. Report any concerns relating to plant operation or tenant relationships.
