About the role
As a Maintenance Person in our Care Home, you will play a critical role in ensuring the safety, functionality, and overall upkeep of the care home facility. Your expertise in maintenance and repair work will contribute to creating a comfortable and secure environment for residents, staff, and visitors. You will be responsible for performing a variety of tasks related to building maintenance, equipment repair, and groundskeeping, with a focus on proactive maintenance and prompt resolution of issues. We will be carrying out supervisions as part of your job role.
Reports to: Home Manager / Regional Asset Manager
Key duties and responsibilities
* Proactively manage routine maintenance tasks such as water, temperature, and legionella readings, as well as decorations and minor repairs or maintenance works.
* Work with nominated service providers for gas, electric, and lift work, and any other services that require certification and maintenance.
* Adhere to health and safety guidelines and ensure that all maintenance work is carried out in compliance with regulations.
* Maintain complete and accurate records of all maintenance work performed including detailed time sheets.
* Manage a small inventory of maintenance items and ensure that stock levels are maintained.
* Work closely with the regional asset managers and home managers to plan and prioritise maintenance work.
* Identify and report any potential risks or issues that may require attention.
* Develop and implement an effective preventive maintenance program to ensure that the care home is always in a state of readiness.
* Ensure that all maintenance work is carried out within budget constraints.
* Provide support and guidance to staff members to ensure that training on basic maintenance tasks, Fire, Health and Safety, Legionella management, and any other training to do with use of equipment, is followed up and comprehensive documentation and records are maintained.
* To look after homes vehicles making sure they are fully maintained and kept clean.
Skills and attributes
• Previous experience in property maintenance or a related field.
• Strong understanding of health and safety regulations.
• Excellent problem-solving skills.
• Strong organisational skills and attention to detail.
• Effective communication skills, both written and verbal.
• Ability to work independently and as part of a team.
• Proficient in the use of computer software, including spreadsheets and word processing programs.
• Ability to manage budgets and maintain accurate financial records.
