Key Responsibilities Of The Role:
1. To be the main point of contact for Landlords and Tenants across the portfolio of approximately 250 units across London.
2. Administrating new tenancy agreements or tenancy extensions/renewals.
3. Coordinating with contractors regarding maintenance and/or repair requirements.
4. Processing eviction requests in accordance with the necessary legal requirements.
5. Ensuring all properties meet current regulatory health and safety standards.
6. Consulting with property owners and tenants to ensure all their needs are met.
7. Facilitating tenants' on moving in and moving out inventory.
8. To arrange mid tenancy inspections and ensure that any issues raised are highlighted to the Landlord.
9. Ensuring that service charge and ground rent invoices are processed on receipt, and funds are reserved as necessary.
10. Dealing with contractual paperwork arising during the course of the Tenancy.
11. To ensure rent arrears are kept to a minimum by dealing with issues arising in a timely manner and ensuring the client accounting team are updated as to any problems as soon as they arise.
12. To arrange the checkout and deposit release process form part of this role, including assessing the checkout for potential deposit deductions, negotiating between the Landlord and Tenant.
13. Ensuring that utilities and council tax are informed of new tenancies and accounts are settled by the Tenant at the end of tenancies before the deposit is released.
14. Dealing with insurance claims, liaising with loss adjusters and arranging any estimates required.
15. In addition to the tasks described above, the job holder may be required to carry out other duties as may reasonably be required from time to time.
