About the Role As a Quantity Surveyor in our Commercial team, youll play a vital role in driving the success of new housing developments. From managing budgets to procuring subcontractors and ensuring costs align with our ambitious goals, your contributions will directly impact the quality and efficiency of our projects. What Success Looks Like Building strong partnerships with subcontractors to secure top-tier quality and cost-effective solutions. Maintaining accurate and robust Site Start Budgets for seamless project launches. Delivering developments on budget while providing clear, timely cost-to-complete updates. Key Responsibilities Cross-Department Collaboration: Work with Technical, Finance, Land, Sales, and Production teams, offering cost insights and attending design and development meetings. Procurement Excellence: Manage tender processes, evaluate subcontractor suitability, and negotiate contracts within budgetary limits. Budget Management: Prepare and maintain Site Start Budgets while tracking costs and addressing potential overruns. Variation and Cost Control: Issue variation orders, provide cost advice for changes, and collaborate with subcontractors to finalize agreements. Subcontractor Payments: Approve and reconcile payments, ensuring all work meets budgetary and quality expectations. Defects Management: Partner with Customer Service to address post-completion defects and provide associated cost advice. Reporting and Analysis: Deliver monthly cost analyses, support RAMS schedules, and provide insights for future developments. What Were Looking For Qualifications: HNC/HND or Degree in Surveying (or equivalent). Experience: Proven expertise as a Quantity Surveyor within housebuilding, with in-depth knowledge of new homes. Technical Skills: Proficiency in COINS software, construction methods, building regulations, and material specifications.
