Associate Building Surveyor & Director Designate
North of England (Remote Role)
About the Role
This role will involve taking projects from inception to completion, including client liaison as a Contract Administrator and Project Deliverer. The successful candidate will work remotely to deliver and expand client activity in the North of England.
Key Duties and Responsibilities
Project Management
* Comply with and improve upon Key Performance Indicators.
* Work with and audit Quality Management Systems.
* Regularly report on project status and update Fee Projections.
* Assist in business development by cultivating new and existing clients.
* Communicate effectively with clients, contractors, sub-contractors, and residents.
* Promote services to clients and stakeholders.
* Support colleagues by communicating needs and aspirations.
Defect Analysis and Remedial Solutions
* Explain various types of defects found in buildings clearly and produce comprehensive reports with remedial solutions.
* Consider challenges of high-rise buildings; knowledge in this area is advantageous.
Procedures and Administration
* Write specifications, procurements, and administer contracts for remediation works.
* Understand and support resident liaison processes.
* Take minutes in meetings and ensure understanding of discussion points.
* Support different project team roles to ensure delivery success.
* Assist with tender processes and procurement of consultants and contractors.
Pre-Contract Procedures and Administration
* Independently manage workload to meet fee targets.
* Handle multiple projects and prioritise tasks efficiently.
* Conduct pre-contract investigations, surveys, and due diligence.
* Prepare Project Execution Plans and attend pre-contract meetings.
* Create detailed specifications, contracts, and tender documents.
* Ensure stage invoices are issued on time.
Post-Contract Procedures and Administration
* Chair and minute site meetings, ensuring timely issue of minutes.
* Conduct regular site inspections and issue reports.
* Issue instructions, certificates, and notices promptly.
* Assess contractor payment applications and advise on cashflow forecasts.
* Coordinate project management to ensure timely delivery.
* Prepare Final Accounts and issue final statements.
Skills, Knowledge, and Understanding
* Degree in Building Surveying or related field.
* Relevant professional qualifications (e.g., RICS).
* Strong knowledge of Building Regulations and Fire Safety legislation.
* Building pathology experience essential.
* Excellent numeracy, written, and verbal communication skills.
* Ability to produce clear, concise reports.

Indicative Workload
* Deliver Building Safety Case reports for commercial management companies and developers.
* Manage survey and CAD activity.
* Oversee Contract Administration for remediation and asset management work.
* Coordinate Planning Supervisor CDM and Building Regulation activity.
* Manage Build to Rent projects and S106 procured projects.
* Assist with ad-hoc building surveying tasks.
Additional Duties
* Support development of a regional office for the client.
* Travel to project sites across the North and Midlands.
* Handle bid submissions and ITTs.
* Assist with case studies and AI database efficiency.
* Occasional Employer’s Agent duties on new build projects.
* Mentor junior surveyors, project managers, and support staff.
