A fantastic opportunity for an Experienced Senior Block Manager has just come available. The successful candidate will be based in Colchester covering Essex and London.
Responsibilities include but are not limited to:
1. Respond within 24 hours to emails and phone calls and maintain a good flow of communication.
2. Prioritise and effectively manage workload. Have full understanding of leases for each building within your portfolio.
3. Ensure all provisions in the leases are complied with, including for example Health and Safety and insurance provisions.
4. Undertake site visits six weekly or the timescale stated in the management agreement.
5. Production of accurate service charge budget within agreed timescales.
6. Monitor expenditure and the production of reports and only issue work orders where funds are available.
7. Report to Senior Property Manager or in their absence the CEO.
8. Ensure you or your Assistant load the reports on to tracker immediately; the responsibility for this lies with the Property Manager.
9. Ensure that Health and Safety reports are completed within time, prior to the H&S inspection.
10. Follow up issues out of Health and Safety Risk Assessments within the timescales identified and seek client instructions where required.
11. Understand the financial importance of each management instruction to the company within your portfolio.
12. Inspect at completion items of major expenditure, prior to invoice approval or seek approval from the building surveyor for payment.
13. Oversee day-to-day maintenance using approved contractors only.
14. Ensure section 20 notices are issued.
15. Keep filing of emails up to date in the correct H file only.
16. Send draft service charge accounts to clients when available and comply with the agreed process to have these finalised prior to due date.
17. Proactively deal with any emergency repairs and report to lessees individually or collectively. Where appropriate liaise with the insurance Claim Administrator.
18. Manage and support any site staff.
19. Attend Client meetings and AGM including out of hours.
20. Assist in preparation of Resident Handbooks, circulars and Newsletters.
21. Attendance at Tribunals and Courts.
The Successful Applicant will need to possess the following skills:
1. Must have experience in a similar role within the property industry.
2. Must be a highly organised individual.
3. Accountancy or previous property experience is an advantage.
4. Good customer relationship skills.
5. AIRPM - IRPM accreditation minimum requirement.
6. Should be confident, well-presented and have excellent communication skills both written and verbal.
7. This is an extremely busy role and needs someone who is highly motivated, passionate about property, and capable when working under pressure with the ability to multi-task without compromising on the quality of work or level of service.
8. Work with minimum supervision and not be afraid to take initiative, but know the limits of your authority.
9. Attend evening meetings usually 2 – 3 per month.
The hours will be: Monday to Friday 9am – 6pm.
Salary range will be: between £40,000pa to £45,000pa; use of pool car.
