Working Hours: 5.5 days a week, Monday to Friday 4:00 PM to 12:00 AM; Saturday 8.00 AM to 12.00 PM

Job Summary
The Resident Porter plays an essential role in ensuring the smooth operation, safety, and cleanliness of the Park View Private Apartment Block, which comprises six flats. This position is responsible for maintaining a welcoming, secure environment for residents and visitors, overseeing the cleanliness and maintenance of common areas, and providing critical support during emergencies. The Resident Porter will also ensure the proper functioning of building systems and monitor contractors' adherence to building regulations.
Key Responsibilities
Resident Porter: as resident porter with a studio flat provided for your sole use, you are expected to be resident in the building with the exception of annual holidays.
Front-of-House Management:
* Maintain a visible and professional presence in the building’s front of house area to foster a welcoming atmosphere.
* Ensure high standards of security for both residents and visitors.
Security & Safety:
* Conduct regular patrols at irregular intervals to ensure the security of the premises.
* Monitor access points, especially the car park, to ensure only authorized individuals are allowed entry.
* Continuously monitor CCTV systems and report any incidents or observations to management promptly.
* Respond to emergency calls, if any, from residents between midnight and 8 am.
Cleanliness & Maintenance Oversight:
* Ensure entrance lobbies and common areas remain clean, tidy, and free of debris.
* Supervise contract cleaners to ensure high cleanliness standards across the building.
* Regularly inspect light fittings, replacing faulty bulbs as necessary.
* Ensure all common area windows are securely closed during inclement weather.
* Oversee cleanliness and orderliness of the car park, including vegetation control and weed management during the growing season.
Building Systems Monitoring:
* Conduct daily inspections of lifts and boilers and report defects immediately to management.
* Ensure all building systems are in working order and promptly report any issues.
Contractor Supervision:
* Monitor contractors appointed by the managing agent to work in the common areas to ensure compliance with building regulations and working hours.
* Monitor contractors appointed by flat owners to work within their demise to ensure compliance with building regulations and working hours.
* Ensure contractors use dust sheets to protect common areas and clean up after themselves.
* Prevent all contractors from congregating or taking breaks in the entrance lobby, guide and assist as required.
* Perform minor repairs in common areas and report significant defects to management.
* Assist with the upkeep of the building as needed, maintaining a high standard of maintenance.
Resident Support:
* Provide assistance to residents, ensuring a high level of customer service and responsiveness to their needs.
* Be available for emergency situations outside of regular working hours, as necessary.
* Sort and distribute mail to residents.
* Transport rubbish from stairwell to basement daily.
Fire Safety & Incident Management:
* Maintain thorough knowledge of fire safety procedures and assist during evacuations if necessary.
* Record and report any incidents affecting the security and well-being of the building and its residents.
Additional Responsibilities:
* Perform any other duties as required and assigned in support of the overall smooth operation of the building.
* Maintain accurate records in the daybook, including arrivals and departures of residents, visitors, and contractors.
* Document contractors' visits, including their purpose, arrival, departure times, and progress on tasks.
* Assist the managing agent with coordinating the porterage schedule or overseeing the work of other part-time or weekend porters as required.
* Notify the managing agent immediately of any issues or reportable events.
Qualifications & Skills
* Strong interpersonal and communication skills.
* Ability to manage multiple tasks independently.
* Basic knowledge of building maintenance and the ability to carry out minor repairs.
* Proactive approach to problem-solving and attention to detail.
* Familiarity with fire safety procedures and emergency response.
* Physical ability to perform tasks involving lifting and moving objects.
* Knowledge or familiarity with electronics and electrics would be a plus.
Experience
* Minimum of 2-3 years of previous experience in a similar role essential.
Working Conditions
* The work location is in-person at Park View Private Apartment Block.
* The role involves some outdoor work, requiring adaptability to varying weather conditions.
* Flexibility is required, including availability for the occasional additional paid work hours on weekends, holidays, or emergency callouts outside of regular working hours.
Schedule
* 8-hour shifts
* Weekend availability
Annual Leave Entitlement: Statutory leave entitlement of 5.6 weeks, including 8 public holidays (28 days per year).
