As part of these exciting plans, we have newly established Place & environment team who will focus on providing a full range of maintenance and repairs works that includes delivering our unique programme of major stock refurbishment. The maintenance assistant role will be providing support and general repairs on a reactive basis with a particular emphasis on general handyman works to include changing of light fixtures/light bulbs, replacing door handles and locks, painting and decorating, general wear and tear maintenance. As well as carrying out reactive repairs, the post holder will be responsible for some planned maintenance activities such as planned refurbishments as part of One YMCA’s ongoing efforts to ensure a safe environment for our residents, staff and visitors. Role Responsibilities You will carry out this role to a high standard as directed by the Place maintenance Manager/ head of place, this will include supporting with Electrical, Painting & Decorating, Plastering, Tiling and Ground Works. Where possible always complete repairs in one visit, where this is not possible or other works are noticed for completion discuss this with the Property Services Manager and raise follow up works To carry out works necessary to void properties to return them Offer an excellent level of customer service - be respectful, positive, polite, on time and listen to the needs of customers, residents, and staff Complete paperwork after each job promptly and accurately detailing materials used, works carried out and any other repairs required for completion Use a mobile phone to accept jobs, plan our schedule and sign off works when completed for inspection To carry out planned maintenance works in line with One YMCA’s procedures and timescales Requirements Demonstrating a wide range of trade skills in addition to primary trade – (plastering, tiling, plumbing, carpentry, groundworks and fencing) Good construction knowledge including health & safety legislation GCSE Maths and English grade C or equivalent with good written and verbal communication skills ( E) NVQ or City & Guilds in a trade The post-holder will form an essential part of one YCMA’s customer focused service delivery and, as such, will always maintain the highest standards in terms of workmanship. You will demonstrate high quality workmanship and will have a ‘saying what I do and doing what I say’ attitude. The post holder will also work closely with other members of the Place & Environment team, but be equally confident when working on their own.
