Lettings Manager - Nottingham - up to £37k basic £45k OTE My client is a leading, independent Lettings and Estate Agency brand who have been established for many years in the Nottingham area. They specialise in the letting and management of student and residential accommodation, currently managing 2,500 rooms across multiple sites. With their ongoing expansion into investment/residential sales and in-house property maintenance, they are entering an exciting phase of growth. They are looking for a driven individual who can bring fresh ideas and innovations to the branch while playing an influential role at the senior level across the wider company. Key Responsibilities: Overseeing targets, stock levels, and KPI tracking to drive business growth. You will manage performance targets, ensure financial growth, and oversee the achievement of business objectives in line with overall company goals. Managing the resolution of any disputes or complaints that arise, ensuring swift and effective solutions in line with company policies. You will work to improve client satisfaction and safeguard the company’s reputation by managing risk and resolving issues efficiently. Operating in a target-driven environment, you will be expected to deliver high performance across all areas of the branch. This includes managing both student and residential lettings, tracking business performance, and ensuring profitability while maintaining high standards. Preparing and reviewing Key Performance Indicators (KPIs) and reports for Director-level review. These reports will include detailed insights into team performance, financial outcomes, and tenant engagement, with the aim of ensuring that targets are met and providing a clear reflection of the branch’s progress. Overseeing and coordinating the busy student move-ins and move-outs during peak times, ensuring that processes run smoothly and efficiently. You will manage the logistics of these busy periods and lead your team to deliver exceptional service. Managing recruitment, training, and staff performance to build a high-performing, motivated team. As part of this, you will oversee and guide the team during morning staff meetings, ensuring clear direction and focus for the day’s operations. You will foster a positive working environment, ensuring that the team is aligned with company goals. Implementing and optimising processes to enhance enquiry management, tenant bookings, and marketing strategies. Ensuring that all maintenance issues raised by tenants are handled promptly and in line with our in-house service level agreement (SLA). You will monitor the progress of maintenance tasks, ensuring that the necessary steps are taken to resolve issues quickly and maintain tenant satisfaction. Ensuring adherence to industry regulations, tenancy agreements, and company policies. You will oversee compliance within the team, ensuring that legal requirements are met and that the branch operates within the boundaries of current legislation. Building and maintaining strong relationships with landlords, staying ahead of market trends, and ensuring that the highest standards of customer service are maintained at all times. You will work closely with clients to ensure satisfaction, drive retention, and foster ongoing business growth. Key Skills & Experience Required: A minimum of 5 years of management experience within the lettings industry, with a proven track record of achieving financial and operational success. Strong leadership skills, with experience managing and developing a team to deliver exceptional results. Experience in overseeing and coordinating busy student move-in and move-out periods, managing logistics, and ensuring service excellence during peak times. Excellent communication and interpersonal skills to manage disputes, client relations, and to collaborate with senior management. A results-oriented mindset, with the ability to set and meet ambitious targets while maintaining a focus on operational efficiency. Solid knowledge of industry regulations, compliance, and legal oversight in lettings. Strong organisational skills, with the ability to handle multiple tasks and deadlines in a fast-paced, high-volume environment.
