Real excitment over this opportunity to join a small, dedicated team tasked with strategically asset managing some of London's most globally recognised, iconic, real estate. Reporting into the UK Director, you will take the lead role in determining and delivering the asset strategy for one of the City's significant, "jewel in the crown" towers, along with other London assets.
Outline of Responsibilities
* Prepare and present both medium and long term asset management strategies across the London portfolio to deliver upper quartile returns for the overseas investors
* Interface with external management surveyoring team to ensure first in class property management offering is being delivered to the discerning occupiers
* Trigger and manage all rent review and lease renewal events, appointing external experts accordingly, in pursuit of driving rental tones across the buildings
* Appoint and manage external office leasing agents to deliver commercially attractive deals
* Liaise directly with current occupiers to explore opportunities for lease restructures and/or possibly creating voids to drive new leasing activity and again, new rental tone
* Oversee all dilapidation negotiations upon lease expiry
* Lead on all fit out and refurbishment activity, assembling a project team and full feasibility analysis
Outline of Skills & Experience Required
* You will have extensive office sector asset management experience and ideally have proven success within the trophy asset arena
* Strong landlord and tenant understanding, with demonstrable negotiations across rent review settlements and dilapidations
* Accomplished cashflow analysis skills. We do not seek an analyst but you will need to be able to numerically justify your strategies and decisions
* If you have overseen refurbishments and fit outs that would be advantageous
* The building is looking to improve its ESG credentials and as such you will have a strong working knowledge for this very pertinent, subject area
* You will need very developed report writing and general presentation skills and be comfortable reporting into C suite and ideally, investors.
