Day-to-day of the role:
Property Management:
* Oversee the operations of residential and commercial properties.
* Maintain properties to high standards, ensuring compliance with health and safety regulations.
* Conduct inspections and coordinate repairs and maintenance.
* Manage planning permission submissions.
Tenant Relations:
* Act as the primary contact for tenants.
* Address tenant inquiries, complaints, and disputes professionally and promptly.
* Oversee tenant move-ins and move-outs, lease agreements, and deposits.
Financial Management:
* Develop property budgets and achieve financial goals.
* Handle rent and service charge collection, ensuring punctuality.
* Deliver regular financial reports to stakeholders.
Marketing and Leasing:
* Create marketing strategies to attract and retain tenants.
* Conduct viewings and handle leasing negotiations.
* Keep records of property occupancy and availability up-to-date.
Compliance and Legal:
* Guarantee property compliance with local laws and regulations.
* Stay updated on property law changes and apply necessary updates.
* Manage lease agreements and renewals with legal compliance.
Vendor and Contractor Management:
* Coordinate with vendors and contractors for maintenance and repairs.
* Negotiate contracts and oversee work quality.
* Evaluate performance and maintain service provider relationships.
Required Skills & Qualifications:
* Proven experience as a Property Manager.
* Strong understanding of property management and its financial aspects.
* In-depth knowledge of all rules and regulations surrounding property management.
* Competency in MS Office and relevant databases and software.
* Customer focus and bottom-line orientation.
* Interpersonal savvy with strong communication and presentation skills.
* Well organized with excellent time management skills.
