As the Residential Block Manager, you will be responsible for a portfolio of freehold ground rent properties and blocks of flats let on AST’s. Previous experience within a similar role, along with a thorough knowledge of residential leases and Landlord & Tenant Act is essential. If this sounds like a role that you would thrive in, please get in touch today Responsibilities will include the following: • Ensuring all blocks of flats are effectively managed with minimum arrears• Liaising with property managers and accounts to personally deal with difficult arrear cases and resolve• Liaising with external debt collectors and solicitors to resolve disputes• Preparing information and supporting evidence for court or leaseholder tribunals• Disposing assets that are not profitable• Adding value to existing asset base by exploring and implementing development potential• Overseeing rent renewals, freehold sales and lease extensions. Resolving difficult cases. Personal specification: • Hands on thorough block management experience with ability and experience to lead a team• Legal experience in the property sector and understanding of residential leases and thorough knowledge of Landlord & Tenant Act is essential• Think on the spot and deal with issues and challenges in a timely fashion• Ability to gather, assimilate, analyse and effectively summarise information for dispute resolution• Ability to organise and manage multiple priorities without immediate supervision• Ability to communicate confidently and effectively with strong written communication skills• Ability to multi-task and priortise daily tasks to meet deadlines• Ability to approach problems both logically and creatively• Strong proficiency with Microsoft Excel, Word and Outlook• Use initiative and take responsibility for providing solutions. The salary on offer for this role will be in the region of £40,000 to £50,000 depending on experience. Working hours are Monday to Friday from 8.30am to 5.30pm (including 1 hour for lunch).
