Purpose of the role The purpose of the role is to assist in the daily management of Peels land and property portfolio by supporting senior colleagues deliver a standard of service to existing property clients, tenants and partners to further benefit the businesses rural, residential, commercial, leisure and renewable energy projects. Essential Skills/ Experience/ Qualifications required • MRICS or FAAV approved Degree Classification and working towards either MRICS or FAAV qualification. • Understanding of UK and EU (where applicable) agricultural and land-use regulations/legal framework. • Understanding of UK agricultural, residential and commercial law, including planning law, access, rights over land and health & safety law. • Understanding of commercial and environmental issues in the rural economy. • Understanding of drivers of land value • Basic agricultural knowledge. • Financial acumen and budget management. • Car driver with full driving licence. • Ability to communicate and build strong relationships at all levels. • Energetic, personable and able to work as part of a team. • Able to work under pressure and to meet deadlines. • Tenacity and attention to detail. Desired Skills/ Experience preferred Knowledge/experience of landownership rights and responsibilities, specifically for rural/urban fringe landed estates public, private land and farms. Knowledge/experience of rural landlord and tenant lease renewals and negotiations. Interest in/knowledge of Ecological Land Use and Natural Capital. Experience of negotiating with statutory undertakers and progressing wayleave/easement negotiations. Experience of the sale and letting of rural residential and commercial property. Duties of the role: Work with the wider Estates Team (Director, Associate Director, Land Agent and Building Surveyor) to ensure H&S compliance, to maximise income and drive growth across the portfolio (working within constraints). Support with the management of an identified property list which forms part of the wider Peel Land Portfolio and includes the negotiation of Lease Agreements, Licenses, Wayleaves / Easements Rent Review and Tenant Management (arrears etc.) Identify threats and opportunities, prepare reports and present to Estates Budget Meeting and attend & contribute to the Peel Land Operational Meetings Ensure digital based property management records are kept up to date. Day to day property management responsibility for allocated areas. With support from the Building Surveyor, contribute to repairs and maintenance budget, manage and monitor contractors, RAMS documentation and job progression for works Support with the negotiation and preparation of new agricultural, residential and rural commercial lettings Support with the negotiating and preparing lease renewals, surrenders and re-grant to ensure land is ready for development, working to agreed timescales, working with the wider Peel Land Team. Support with conducting (and/or instruct and oversee external agents undertaking) rent reviews - Undertake (and/or instruct and oversee external agents undertaking) and report boundary surveys, management and health and safety inspections Plan for, react to and deal with trespass on land, liaising with councils, police and third parties to remedy issues, deal with adverse possession claims Support the wider team to manage rental arrears - Support the management of royalty payments from commercial lettings Complete and maintain up to date Highways and Village Green declarations for managed areas - Support with the negotiation of wayleaves and easements, instructing and managing external solicitors Monitor, interpret and keep up to date with relevant legislation to ensure compliance - Support with the collation of the Estate wide Invasive Weed Register. Support with completion of works identified following the annual QTRA inspections. The above may change overtime to reflect the requirements of the Peel Land Business Unit.
